POSITION SUMMARY
Urbanova Properties, Inc. is seeking an experienced, hands-on Assistant Maintenance Supervisor to work closely with the Maintenance Supervisor in overseeing maintenance operations across a large multifamily apartment portfolio.
This is a key leadership position for an experienced multifamily maintenance professional who combines strong technical knowledge with organization, accountability, leadership, and problem-solving skills. The Assistant Maintenance Supervisor will help oversee maintenance technicians, coordinate field activities, inspect completed work, troubleshoot complex maintenance issues, and ensure that work is completed efficiently, professionally, and to company standards.
The ideal candidate is someone who can lead from the field, develop and hold technicians accountable, identify problems before they become larger issues, and progressively take on greater responsibility within the maintenance operation.
KEY RESPONSIBILITIES
· Work side-by-side with the Maintenance Supervisor to oversee day-to-day maintenance operations across the portfolio.
· Help supervise, coach, train, and support maintenance technicians across multiple trades, including plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building maintenance.
· Visit properties regularly to inspect maintenance issues, troubleshoot difficult repairs, verify the quality of completed work, and identify conditions requiring attention.
· Help prioritize maintenance needs and ensure technicians are deployed efficiently based on urgency, skill set, location, and workload.
· Monitor open and aging work orders and work closely with the Maintenance Coordinator to ensure maintenance assignments are completed timely and properly documented in AppFolio.
· Ensure technicians provide appropriate work-order notes, photos, documentation, and information regarding incomplete work or required follow-up.
· Conduct quality-control inspections and ensure repairs are completed correctly the first time, minimizing repeat work orders and callbacks.
· Assist with preventive maintenance programs and proactive property inspections to identify leaks, plumbing issues, electrical concerns, HVAC problems, safety hazards, and other potential property issues.
· Help evaluate technician productivity, workmanship, reliability, and overall performance and provide coaching or corrective guidance when necessary.
· Assist with onboarding and training new maintenance employees and help establish consistent maintenance procedures and standards.
· Coordinate with vendors and contractors when specialized outside services are required and verify that outside work is completed according to approved scope and quality expectations.
· Help ensure compliance with company safety procedures, OSHA requirements, proper use of PPE, and safe work practices.
· Assist with emergency maintenance situations and participate in on-call or after-hours response when necessary.
· Identify opportunities to improve maintenance efficiency, reduce unnecessary vendor costs, minimize repeat repairs, and extend the useful life of property systems and equipment.
· Step in to provide leadership and operational coverage when the Maintenance Supervisor is unavailable.
· Take ownership of assigned maintenance projects and responsibilities from beginning through successful completion.
QUALIFICATIONS
· 5+ years of multifamily or residential property maintenance experience preferred.
· Prior experience as a Lead Maintenance Technician, Maintenance Supervisor, Assistant Maintenance Supervisor, or similar leadership role strongly preferred.
· Strong hands-on knowledge of plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building maintenance.
· Ability to diagnose maintenance problems and determine appropriate, cost-effective repair solutions.
· Demonstrated ability to supervise, train, motivate, and hold maintenance personnel accountable.
· Strong organizational skills with the ability to manage multiple properties, technicians, priorities, and deadlines simultaneously.
· Comfortable using property management software and mobile technology; AppFolio experience is highly preferred.
· Strong communication and interpersonal skills when working with employees, residents, vendors, property management staff, and ownership.
· Valid driver's license and ability to travel between properties as required.
· Bilingual English/Spanish strongly preferred.

PHYSICAL REQUIREMENTS
· Ability to regularly walk apartment properties and inspect units and building systems.
· Ability to climb stairs and ladders and access maintenance areas.
· Ability to lift up to 50 pounds.
· Ability to work indoors and outdoors in varying weather conditions.
· Ability to respond to emergency maintenance situations when required.
Pay: $30.00 per hour
Expected hours: 40.0 per week
