APT Residential is a growing multifamily owner operator focused on operational excellence, financial discipline, and strong resident experiences. As our Midwest footprint continues to expand, we are seeking an experienced Regional Manager to provide leadership oversight across current and future properties in the region.
Position Summary
The Regional Manager will provide direct operational oversight for a Midwest-based portfolio and additional properties as the portfolio grows. This role is responsible for driving property performance, developing strong on-site leadership teams, and ensuring consistent execution of APT’s operational standards.
This is a highly visible role with meaningful impact on NOI, people development, and portfolio stability.
Essential Duties & Responsibilities
- Provide direct operational oversight for a portfolio of multifamily communities across the Midwest.
- Lead, coach, and develop Property Managers, Assistant Property Managers, and site-level teams.
- Drive financial performance through occupancy, revenue optimization, expense control, and budget adherence.
- Partner closely with asset management to execute business plans and performance initiatives.
- Review monthly financials, operating reports, and KPIs; identify trends, risks, and opportunities.
- Support hiring, onboarding, training, and performance management of on-site leadership.
- Ensure consistent application of policies, procedures, and operational standards across the portfolio.
- Oversee compliance with fair housing, safety, and regulatory requirements.
- Travel within the Midwest region as needed to support properties and teams.
- Serve as a key liaison between site teams, corporate leadership, and ownership.
Required Qualifications
- 7+ years of multifamily property management experience, including multi-site or regional oversight.
- Proven track record of leading Property Managers and driving operational performance.
- Strong financial acumen with experience managing budgets, forecasts, and NOI performance.
- Experience working within an owner-operator environment preferred.
- Strong leadership presence with the ability to influence, coach, and hold teams accountable.
- Excellent communication and organizational skills.
- Willingness to travel within the Midwest region as needed.

- Base salary range is $110,000 to $120,000, (based on experience), plus a target bonus of 15%.

Pay: $110,000.00 - $120,000.00 per year
