Senior Maintenance Technician

Position Summary
TJM Property Management, Inc. is seeking a skilled and dependable Senior Maintenance Technician to join our team. This position is responsible for maintaining residential and commercial properties, ensuring all building systems operate safely and efficiently, and providing exceptional service to tenants and residents across 9 properties in the Pinellas, Hernando, Polk, Sarasota, Manatee and Highlands counties. The ideal candidate will have strong troubleshooting abilities, experience with HVAC systems, and a commitment to quality workmanship.
Mandatory Qualifications
- EPA Certification (Required)
- HVAC Certification (Required)
- High school diploma or equivalent
- Minimum of 5 years of maintenance experience in residential, commercial, multifamily, or senior living environments preferred
- Valid driver's license and reliable transportation
- Ability to work independently and as part of a team
- Strong communication and customer service skills
- Ability to lift up to 50 pounds and perform physically demanding tasks
Essential Duties and Responsibilities
- Perform preventative maintenance and repairs on HVAC, electrical, plumbing, and mechanical systems
- Diagnose and troubleshoot maintenance issues efficiently and safely
- Complete work orders in a timely and professional manner
- Conduct routine inspections of buildings, grounds, and equipment
- Repair and replace appliances, fixtures, doors, locks, flooring, drywall, and other building components
- Ensure all work complies with company policies and applicable safety regulations
- Respond to emergency maintenance calls as needed
- Maintain accurate records of completed work and inventory usage
- Assist with property turnovers, including unit preparation and inspections
- Maintain clean and organized maintenance shops, storage areas, and workspaces
Preferred Skills
- Experience with HVAC installation, repair, and preventative maintenance
- Knowledge of building systems, electrical, plumbing, and carpentry
- Strong problem-solving and diagnostic abilities
- Ability to prioritize tasks and manage multiple projects
- Experience using maintenance management software is a plus
