Role Summary
We are seeking a versatile, highly organized Residential Construction Manager to bridge the gap between field execution and project administration. This is a hands-on, "working" management position. The ideal candidate will split time between on-site installation/carpentry and office-based estimating, lead facilitation, and subcontractor coordination.
This role combines expert building craftsmanship with the strong organizational, scheduling, and communication skills required to manage a backlog, coordinate subcontractors, and drive residential projects to successful completion.
Key Responsibilities
Project & Field Execution
- Hands-on Craftsmanship: Perform high-quality construction installations, including framing, finish carpentry, door/window installation, drywall, painting, and miscellaneous trade tasks as required.
- Resource Allocation: Partner with the Project Management (PM) team to strategically plan and allocate internal labor resources.
- Logistics & Procurement: Issue Purchase Orders (POs), order materials, and coordinate equipment pickups/deliveries to maintain continuous site momentum.
- Daily Documentation: Complete and maintain detailed daily logs and track project hours using company project management and time-tracking software.
Subcontractor & Office Administration
- Subcontractor Management: Write scopes of work, issue contracts/MSAs, build timelines, and verify that all subcontractor documents (COI, W-9, Workers' Comp) meet company standards.
- Estimating & Sales Pipeline: Follow up on incoming residential leads, evaluate project fit, generate estimates, and maintain a healthy backlog of upcoming work.
- Financial Coordination: Coordinate and submit weekly residential and commercial project billing updates with the front office team.
- Office Integration: Dedicate a minimum of 8 hours per week in the main office to collaborate with the PM team on administrative, billing, and estimating tasks.
- Project Closeout: Oversee total project closeout, including final billings, archiving project photos, and conducting owner handoffs.
Shop, Logistics & Company Support
- Fleet & Asset Tracking: Collaborate with the Shop Lead to oversee vehicle service logs and coordinate specialized trailer, equipment, and tool needs for active sites.
- Team Collaboration: Attend weekly internal progress meetings and participate in company-mandated professional development, training, and workshops.
Qualifications & Requirements
- Experience: 5+ years of well-rounded residential construction experience, with a proven track record of handling both field labor and project administration/estimating.
- Technical Skills: Proficiency with construction project management software, digital estimating frameworks, and reading blueprints.
- Credentials: Must have a valid Driver’s License and reliable transportation.
- Schedule Flexibility: Ability to work in the field daily while committing to a minimum of 8 hours of dedicated weekly office time.
- Soft Skills: Strong communication skills suited for client sales, subcontractor negotiation, and cross-department collaboration.
