We are seeking a dynamic and detail-oriented Preconstruction Manager to lead the early phases of our construction projects, ensuring seamless coordination from project conception through bidding. Duties
- Lead the preconstruction process by reviewing and interpreting technical drawings, blueprints, and construction documents to develop comprehensive project estimates.
- Utilize estimating software such as HeavyBid and other construction management tools to prepare accurate budgets, material requirements, and cost projections.
- Collaborate with clients, architects, engineers, and subcontractors through negotiation and clear communication to establish project scopes, schedules, and budgets.
- Manage material cost estimating by analyzing blueprints and construction drawings to determine quantities and pricing of materials needed for projects.
- Review construction drawings thoroughly to identify potential issues early on and recommend solutions to optimize project costs and timelines.
- Oversee the development of detailed spreadsheets for estimating purposes, ensuring all aspects of cost control are accurately captured.
- Coordinate with project management teams during the bidding phase to ensure estimates align with project goals and contractual obligations.
- Utilize Bluebeam for digital markup and review of plans, facilitating efficient collaboration across teams.
- Maintain strong client communication throughout the preconstruction phase, providing updates on estimates, scope changes, and project feasibility.
- Support contract negotiations by reviewing terms related to costs, schedules, and scope of work to protect company interests while fostering positive client relationships.
Requirements
- Proven experience managing projects as a construction estimator within the commercial construction industry.
- Extensive knowledge of estimating software such as HeavyBid, Xactimate, or similar tools used for accurate cost analysis.
- Strong proficiency in construction management software platforms and Microsoft Office Suite (Excel, Word).
- Exceptional blueprint reading skills with the ability to interpret technical drawings and construction documents accurately.
- Demonstrated expertise in cost management, material cost estimating, and estimating construction project budgets.
- Solid understanding of contracts, project management principles, and construction site processes.
- Excellent negotiation skills combined with effective client communication abilities.
- Construction site experience is highly desirable for better understanding of on-the-ground realities.
- Ability to review construction drawings critically and interpret technical details for precise estimation purposes.
- Strong organizational skills with attention to detail in spreadsheets and estimation documentation.
