About the Property
Oakridge Apartments is a brand-new luxury development in Denver, CO, offering studio to 3 bedroom residences. We are seeking an experienced Lease-Up Manager to lead the initial lease- up and establish the community as a premier place to live.
Position Summary
The Lease-Up Manager oversees all leasing and marketing operations during the critical initial lease-up phase of this new development. This role is responsible for driving occupancy, building the resident community from the ground up, and delivering an exceptional luxury living experience from day one.
Key Responsibilities
- Lead all leasing activity to achieve occupancy and revenue goals during lease-up
- Develop and execute marketing strategies to generate qualified traffic and conversions
- Conduct tours, qualify prospects, and close leases for units ranging from studios to 3 bedrooms
- Manage the full leasing cycle: applications, screening, lease preparation, and move-ins
- Establish and maintain accurate records, reporting, and occupancy tracking
- Collaborate with ownership/management on pricing, concessions, and lease-up milestones
- Ensure compliance with Fair Housing and all applicable local, state, and federal regulations
- Deliver a high-touch, luxury-caliber experience for prospects and new residents
Qualifications
- Proven leasing or property management experience, ideally including new development lease-ups
- Track record of meeting or exceeding occupancy and leasing targets
- Strong sales, marketing, and closing skills
- Excellent communication, organization, and customer service abilities
- Knowledge of Fair Housing and Colorado landlord-tenant regulations
- AppFolio experience preferred
- Ability to work on Saturday's as needed during lease-up, by appointment only
Compensation & Benefits
- Competitive salary plus leasing commissions/bonuses (commensurate with experience)
Pay: $60,000.00 - $80,000.00 per year
