Role:
The leasing specialist’s role is to find quality tenants in a timely fashion by communicating with potential and existing tenants. They will be available for lease calls and showings and will lease available properties for Accent as well as approve applications. Complete Weekly Market analysis on vacant properties and leasing update with Owners. Complete the Move-In process with approved applicants.
Responsibilities:
- Market analysis and communication with the property owner.
- Handle all marketing put up’s and take downs.
- Take photos and video of properties for on-line marketing
- Show homes to qualified prospective tenants
- Obtain lease applications and educate people on the application process.
- Schedule lease signing and move in walk throughs with tenants.
- Discuss with Owner the market and where the forecast is going
- Set rental rates with Owner’s approval
- Staying compliant with Fair housing
- On-call for maintenance after hours for on average one week per month.
- Communicate lease signing with owners.
- Weekly contact owners with marketing updates.
- Meet new property owner upon receiving new properties.
- Education-participate in daily huddle, metrics, and team meetings.
- Process new lease applications.
- Assist as needed with property occupied and vacant property inspections.
- Move in tenants in software and confirm payment of deposits and rent.
- Schedule and inspect properties 3 months after move in.
- Cover as necessary for Property Manager/ Assist and support Property Manager on heavy days and vacations.
- Drive company vehicle to appointments. Use personal car if company vehicle is not available.
Results:
- A smooth and seamless transition from vacant to occupied, with a focus on timeliness and customer service to our property owners.
- Create raving fans by making our listings look wonderful, with easy to see signage and great pictures.
Requirements:
- Working knowledge of Microsoft programs: Excel, Word, Publisher.
- Property management Leasing experience or Realtor experience.
- Understanding and knowledge of Fair Housing.
- Working knowledge of Appfolio software.
- Excellent photography skills. Working knowledge of Adobe Photoshop.
- Ability to work independently. Self-Starter.
- Ability to maintain excellent rapport with other team members.
- Valid drivers license and good driving record.
- Ability to schedule incoming calls and keep organized.
- Ability to communicate over the phone
