Position Summary
The Inspection Driver conducts scheduled compliance inspections at communities managed by the company. The role documents violations of governing documents such as unapproved paint colors, overgrown lawns, parking violations, and unregistered vehicles, and logs findings directly into the company's field software while on site. The Inspection Driver will also inspect common areas including but not limited to amenity centers, amenities, parks, retention ponds, trails and any other common areas as required. Accurate, timely, well-documented inspections are what allow Community Association Managers to enforce governing documents and keep boards informed.
Essential Duties and Responsibilities
Field Inspections
- Drive an assigned route of communities on the schedule set by the Director of Operations, typically weekly or biweekly depending on the community's contract.
- Walk and/or drive sections of the designated common areas of each community to check for violations of the community's governing documents and deed restrictions as well as identifying any emergency issues that require notification to the Director of Operations or assigned Community Association Manager.
- Photograph violations and tie each photo to the correct address or lot number.
- Note the severity and type of each violation using the categories set by the company (landscaping, parking, structural, trash, unapproved modification, and so on) as well as escalation of next step if the violation is recurring.
- Flag repeat violations at the same address so the Community Association Manager can escalate per policy.
Data Entry and Documentation
- Enter inspection results into uManage or eUnify from the field on the day of the inspection, not after the fact.
- Keep photo and note quality consistent enough that a Community Association Manager can generate a violation letter without needing to revisit the property.
- Report any data entry or software issues to the Director of Operations right away so inspection records stay current.
Safety and Liability Reporting
- Identify and report safety or liability issues that go beyond standard violations, including broken sidewalks, downed fencing, standing water, exposed wiring, or damaged common-area equipment.
- Escalate anything that looks like an urgent safety risk to the Community Association Manager the same day, not on the normal inspection report cycle.
Route and Schedule Management
- Plan an efficient driving route across the day's assigned communities.
- Communicate any missed or rescheduled inspections to the Director of Operations before the end of the day.
- Keep inspection equipment, including the company tablet and any mounting or charging accessories, in working order and report damage or malfunction immediately.
Minimum Qualifications
- Valid Texas driver's license and a clean driving record.
- Reliable personal vehicle, or willingness to use a company vehicle if provided, along with proof of insurance.
- Comfortable using a tablet or smartphone for photos, forms, and basic data entry.
- Able to walk residential streets and yards in Texas heat for extended periods.
- High school diploma or equivalent.
Preferred Qualifications
- Prior experience in property inspection, code enforcement, real estate, or a similar field-based role.
- Familiarity with HOA governing documents or deed restrictions.
- Experience with uManage, eUnify, or similar property management software.

- Attention to detail: catches violations a casual drive-by would miss, and documents them clearly enough to hold up if a homeowner disputes them.
- Consistency: applies the same standard to every property on the route instead of judgment calls that vary day to day.
- Time management: completes the full route on schedule without cutting corners on documentation quality.
- Professionalism: represents the company well if approached by a resident or board member while on site.
Physical and Work Environment Requirements
- Regular outdoor work in Texas heat, sun, and occasional rain.
- Extended time driving between communities across the San Antonio metro.
- Walking uneven terrain such as yards, sidewalks, and common areas.
- Lifting and carrying inspection equipment as needed, generally under 20 pounds.

Employment Structure Notes
This role is well suited to part-time or contract structure in the early stages of company growth, since inspection volume scales with the number of communities under contract. As door count grows, this typically becomes a full-time role, and additional inspectors are added and organized by geographic zone under a Compliance Manager.
Compensation and Classification
This is a non-exempt position under FLSA. Pay may be structured as hourly, per-inspection, or a hybrid model depending on route volume and schedule. Mileage reimbursement applies if the inspector uses a personal vehicle. Specific pay rate and structure to be determined by the Director of Operations based on route assignment.
