Position Summary
We are seeking a skilled and reliable Maintenance Technician Contractor to help ensure the safety and functionality of 45 units at three properties. This position may occasionally assist with two additional properties when covering other staff members.
Key Responsibilities
- Perform general repairs and maintenance tasks, including plumbing, electrical, carpentry, HVAC, painting, and appliance repair
- Complete work orders in a timely and professional manner
- Respond to emergency maintenance requests, including after-hours on-call rotation
- Prepare vacant units for new occupancy (turnovers), including some cleaning, painting, and repairs
- Conduct routine property inspections and preventative maintenance
- Maintain safety of common areas, grounds, and building systems
- Assist with contractor coordination and vendor oversight as needed
- Ensure all maintenance activities comply with HUD and LIHTC physical standards and safety regulations
- Prepare for regular inspections from HABC and other entities as needed
- Maintain organized inventory systems with assistance from the Director of Operations and Maintenance Supervisor
Qualifications
- Minimum 3 years of general maintenance experience in apartment or multifamily housing
- Strong skills in basic plumbing, electrical, HVAC, and general carpentry
- Knowledge of fair housing, safety, and OSHA regulations a plus
- Ability to lift heavy objects (50+ lbs), climb ladders, and work in various environmental conditions
- Strong communication and customer service skills; ability to interact respectfully with residents and coworkers
- High school diploma or equivalent required
- Valid driver’s license and reliable personal transportation required
- Must be able to pass background check and provide references
Compensation & Benefits
This is a contractual, 1099 position. Per IRS guidelines, the contractor will be able to set their hours within reason and is ineligible for W-9 employee benefits. The pay range for this contract is $25 - $30 per hour.
