Position Summary:
The Maintenance Technician position will be responsible for the general maintenance work and maintaining the cleanliness of the common area on the interior and the exterior of the property.
Responsibilities:
- Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash

Complete grounds work as directed by Maintenance Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc

Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails

Execute basic landscaping including, trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs

Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments. (trash outs) prior to make-ready.

Operate safely the following equipment, power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers, and golf carts

Assist in pool maintenance and understand basic pool care (chemicals reading, making chemical adjustments, backwashing, pool cleaning, etc.)

Ensure prompt response to emergency on-call and after-hours maintenance assignments

Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations

Perform repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed

Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws
Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization
Education and Experience:
- High school diploma or GED – Preferred

At least 3 yearS of experience in maintenance or related field, REQUIRED

General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready

The Maintenance Technician position at Waters at St. James is a high-intensity, physically demanding role designed for a resilient, highly motivated, and self-directed professional. This 366-unit asset presents complex capital and environmental challenges that require strong technical problem-solving, absolute accountability, and an exceptional work ethic. This position is responsible for executing general maintenance work, stabilizing distressed property elements, and maintaining immaculate common areas on both the interior and exterior of the community.
Essential Realities of the Position
Candidates must review and comfortably commit to the following operational parameters before applying:

Rigorous On-Call Schedule: This position operates on a strict 2 weeks ON / 2 weeks OFF emergency after-hours on-call rotation. Absolute reliability and prompt, independent responses to night and weekend emergencies are mandatory.

High-Volume Physical Demands: The community features 3-story walk-up buildings with no elevators. Technicians must possess the physical stamina to repeatedly climb stairs throughout the day while transporting heavy tools, equipment, and materials.

Targeted Property Stabilization: This asset requires proactive, aggressive remediation of heavy moisture/mildew challenges, immediate emergency response to water leaks or localized flooding, and prompt structural reinforcement—such as rebuilding framing and replacing doors—for units affected by unauthorized entry.

Autonomous Execution: Technicians must be capable of working completely independently with minimal oversight. We require a professional who accurately assesses a work order and completes it correctly the first time without constant managerial redirection.
Core Responsibilities

Service Order Management: Complete all assigned resident work orders and maintenance tasks within a strict 24-to-48-hour window. Meticulously update digital records in the property management computer system and maintain clear communication regarding completion timelines.

Structural Repairs & Asset Security: Perform immediate repairs to maintain the community's structural integrity, security, and aesthetics. This includes heavy drywall patching, lock replacement, basic carpentry, and securing vacant units.

Environmental & Moisture Control: Respond immediately to plumbing issues and flooding. Perform heavy moisture remediation and ensure affected units are dried, treated, and completely safe according to regulatory standards.

Apartment Turnovers (Trash-outs): Physically clear and gut heavy debris, abandoned furniture, and trash from vacant apartments prior to the standard make-ready process.

Custodial Excellence & Grounds Maintenance: Perform exhaustive daily grounds work to ensure a pristine community appearance. Duties include sweeping, mopping, power-washing breezeways, removing cobwebs and insects from lighting fixtures, cleaning dumpster/trash chute areas, and clearing parking lots with backpack blowers.

Landscaping & Pool Operations: Execute seasonal landscaping support (trimming, pruning, irrigation monitoring, debris removal) and manage basic pool care, including daily chemical readings, balance adjustments, and backwashing.

Equipment Mastery: Safely and expertly operate heavy property machinery, including commercial power washers, backpack blowers, floor scrubbers, carpet cleaners, and utility carts.

Compliance & Shop Organization: Maintain a highly organized, safe, and professional maintenance shop. Ensure full adherence to OSHA guidelines, corporate safety policies, and environmental laws.
Education, Experience, & Technical Requirements

Verifiable Skill Set: High school diploma or GED preferred. A minimum of 3 years of hands-on, verifiable experience in multifamily maintenance, construction, or a related trade field is required. Skills will be directly evaluated upon hire.

Skilled Trade Competency: Demonstrated working knowledge in drywall, basic carpentry, plumbing troubleshooting, electrical repairs, and fast-paced apartment turnover turns.

Physical Requirements: Must be able to continuously stand, walk, climb ladders, bend, stoop, kneel, and reach overhead. Must be capable of lifting or carrying items weighing up to 50 pounds regularly, and heavier items with team assistance, in outdoor weather conditions.

Technology Literacy: Proficiency in utilizing a smartphone, tablet, computer, keyboard, and mouse to track, update, and close out property work orders.

Hourly Pay Range: $21.00 - $26.00 per hour (Commensurate with verified technical skills and experience).
