Property Manager Duties
- Conduct initial interviews with residents to determine eligibility for housing assistance programs
- Verify income, assets, and household composition of applicants and residents
- Calculate rent subsidies and determine tenant rent portions based on program guidelines
- Maintain accurate and up-to-date resident files and records
- Process move-ins and transfers of residents
- Manage property leasing activities, including showing units to prospective tenants, and processing applications
- Provide excellent customer service to residents, addressing inquiries, and resolving issues in a timely manner
- Collaborate with property management team to ensure compliance with all applicable laws, regulations, and program requirements
- Coordinate with maintenance staff to address maintenance requests and ensure timely resolution
-Coordinate with property management team to market vacancies
Property Manager Requirements
- High school diploma or equivalent is required; additional education or certification in property management is a plus
- Prior experience as an Occupancy Specialist, Property Manager, or similar role in affordable housing or property management is preferred, but not necessary. Training will be provided.
- Knowledge of affordable housing programs such as Section 8, LIHTC, Rural Development, or other subsidy programs is preferred, but not necessary. Training will be provided.
- Familiarity with property leasing processes and procedures is preferred, but not necessary. Training will be provided.
- Proficiency in using property management software such as FHA, Yardi, or OneSite is preferred, but not necessary. Training will be provided.
-Proficiency in using Microsoft Office
- Strong understanding of fair housing laws and regulations is preferred, but not necessary. Training will be provided.
- Excellent phone etiquette and communication skills
- Ability to effectively manage conflicts and resolve issues with residents
- Detail-oriented with strong organizational skills
- Ability to work independently and as part of a team
