St. Louis Real Estate Society is looking for a detail-oriented, full-time Property Manager to oversee the maintenance and make ready aspects of our South St. Louis multi-family portfolio.
This isn't a "boots-on-the-ground" labor role. It's mostly an administrative role that requires know-how and experience with building maintenance. We need a professional who can bridge the gap between our field technicians, contractors, and tenants. You need to know your way around a maintenance project well enough to "walk the walk and talk the talk" when it comes to resolving common maintenance and repair issues but your primary superpower should be logistics—keeping maintenance technicians on track, budgets in line, and schedules organized.
What You’ll Be Doing:
- The Logistical Lead: You are the command center. You’ll oversee tenant move-ins/ move-outs, manage the "make-ready" unit turn-over process, and ensure that our units are market-ready, on time, and on budget.
- Maintenance Orchestration: You won’t be the one fixing the sink, but you will be the one ensuring it gets repaired. You’ll triage maintenance requests, source the right supplies, schedule the right technicians, and hold vendors accountable for quality work.
- Vendor & Tenant Liaison: You are the main point of contact. Whether it's coordinating with third-party vendors for snow removal or keeping a tenant updated on a repair timeline, you keep communication clear and professional.
- Project Governance: You’ll be responsible for audit entries, budget vs. actual cost tracking, and keeping our internal systems (like Buildium and QB Time) current.
The Ideal Candidate:
- Organized: You don’t let things slip through the cracks. You can juggle multiple work orders, move-outs, and vendor schedules simultaneously without losing your cool.
- Maintenance Fluent: You don’t need to do the repair, but you need to understand it. You can troubleshoot a problem with a tenant, explain the scope of work to a vendor, and verify that the job was done correctly.
- A Clear Communicator: You can explain complex repair needs to an owner, set expectations for a tenant, and clearly direct a maintenance crew.
- Tech-Savvy: You are comfortable working with digital systems, managing online portals, and keeping documentation up to date.
