NATURE OF WORK
This position is responsible for a variety of skilled and semi-skilled project-based tasks for the modernization of public housing properties. Potential candidates will need the skillset to execute the completion of approved projects for the Capital Fund Grant Program. Specific skills needed to qualify for this position include, but are not limited to, advanced knowledge in the following construction trades: drywall finish and repair, painting, cabinetry, finish carpentry, flooring, tile, framing, siding, concrete, window and door replacement, roofing and demolition. In addition, candidate must have a general understanding of the mechanical trades that include, plumbing, HVAC, and electrical practices. Personnel within this position will be required to work independently, as a member of a team, and as a member of a crew to accomplish a specific task. Supervision is received from the Capital Program Manager.
EXAMPLES OF WORK
· Modernization of apartment units to include the following: repair walls, ceiling, prime and paint interior of apartments, update lighting fixtures, outlets, replace interior and exterior doors, install window coverings, install new flooring throughout unit, including both vinyl plank, laminate, and carpet install new carpet, finish carpentry work, window coverings completely updating apartment.
· Modernization of kitchens in apartment units to include the following: demo and installation of cabinets, countertops, sinks, faucets, rangehoods, backsplashes and paint for a complete kitchen remodel
· Modernization of bathrooms in apartment units to include the demo and installation of shower stalls, tile backsplash and floor installation, installation of toilets, lavatory sink, vanities, medicine cabinets, ventilation, electrical fixtures, grab bars and paint for a complete bathroom remodel.
· Replace sections or concrete both in parking lots and sidewalks including all demo the use of all heavy equipment and finish work for a complete installation.
· Modernization of exteriors including demo and installation of siding, light roofing, soffits and facia
· Projects will be based on many of the above-mentioned examples and skillsets related to the carpentry and construction trades and based on experience in these trades.
· Projects will be assigned by immediate supervisor based on property assessments, cost analysis, and planning that are approved in the agencies Five-Year Capital Fund Plan using force account labor.
DESIRABLE KNOWLEDGE, SKILLS AND ABILITIES
· Advanced knowledge of drywall finish and repair, painting, cabinetry, finish carpentry, flooring, tile, framing, siding, concrete, windows and doors, roofing, demolition.
· General knowledge of mechanical trades that include, plumbing, HVAC, and electrical practices.
· Knowledge of Americans with Disabilities Act Standards (Section 504 Compliance)
· Ability to read and understand blueprints.
· Advanced knowledge of power tools and construction equipment.
· Ability to follow agency policy and OSHA safety standards.
· Ability to kneel, bend, squat, and carry objects weighing over 100 pounds on a continual basis.
· Ability to carry out oral and written instruction.
· Ability to work with others in a team atmosphere.
· Ability to work with minimum supervision.
· Ability to oversee and teach skillset to an apprenticeship position or general laborer position.
· Customer service skills.
· Above all good attitude and work ethic.
MINIMUM QUALIFICATIONS
· Valid vehicle operator’s license.
· Ability to pass drug test and criminal background check.
STARTING SALARY: $20.00 or determined based on experience.
