Position Summary
The Property Manager holds full operational and financial accountability for the day-to-day performance of the property. This role leads a dedicated on-site team focusing on optimizing physical property conditions, maximizing financial performance, and fostering a high-quality living community for our residents.
Key Responsibilities
- Financial & Performance Management: Actively monitor operational reports to drive physical and financial performance. Manage accounts receivable and drive collection efforts.
- Marketing & Occupancy: Develop strategic marketing initiatives to attract prospective residents, evaluate local market trends to ensure competitive pricing, and consistently work to exceed occupancy targets.
- Team Leadership: Coordinate staff schedules, evaluate employee efficiency, and provide ongoing training, coaching, and performance management for the on-site team.
- Maintenance Coordination: Supervise on-site maintenance operations, including vendor and contractor management, project scheduling, billing oversight, and verifying certificates of insurance.
- Resident Relations: Resolve resident inquiries and requests promptly to maintain high satisfaction. Establish and execute effective resident retention programs and monthly community engagement events.
- Compliance & Operations: Oversee the accuracy and maintenance of resident files, ensure high quality control for make-ready apartments, and utilize property management software effectively.
- Representation: Maintain professional conduct at all times, operating the property in alignment with corporate policies, procedures, and best practices.
Qualifications & Skills
- Experience: Minimum of 1-2 years’ experience as a Leasing Consultant and/or Assistant Property Manager.
- Education: High school diploma or equivalent required; a degree or relevant technical training is preferred.
- Certifications: CAM (Certified Apartment Manager) or ARM (Accredited Resident Manager) designation is preferred. Fair Housing certification must be obtained prior to interacting with prospects or residents.
- Critical Thinking: Ability to define problems, gather relevant data, establish facts, and execute sound solutions.
- Communication: Strong interpersonal skills with the ability to effectively communicate goals and collaborate with diverse personalities.
- Schedule: Flexibility to work evenings and Saturdays as required.
Supervisory Scope
- Directly manages an on-site team.
- Responsibilities include recruiting, onboarding, training, setting expectations, coaching, counseling, and handling disciplinary actions or terminations as required.
Physical Requirements
- Daily Tasks: Position requires frequent sitting, clear verbal communication, active listening, and repetitive hand/finger dexterity for operating office equipment and computer software.
- Mobility: Involves periodic standing, walking, reaching, bending, crouching, or kneeling to navigate the property.
- Lifting: Ability to lift, carry, or move objects weighing up to 30 lbs. as needed.
- Vision: Requires strong near-vision capabilities and the capacity to shift focus easily between tasks.
