POSITION DESCRIPTION
HVAC/MAINTENANCE TECHNICIAN
POSITION SUMMARY
This is a full-time position Sunday-Thursday 8:00 am to 4:00 pm.
Responsible for performing maintenance and repair of ventilation, heating and Air-conditioning units throughout the facility. The employee performs routine and emergency Maintenance of the HVAC and refrigeration equipment, also responsible for addressing maintenance issues throughout the facility including preventive maintenance, installation or repair of mechanical doors, plumbing, and electrical systems within the facility. The employee is expected to apply a working knowledge of policies and procedures related to this position and the security aspect of the institution.
EXAMPLES OF DUTIES
Although it is not possible to provide an exhaustive list of all types of duties, responsibilities, and performance standards, the following are the essential job functions:
- Inspect air-conditioning units to ensure efficient operation.
Performs regularly scheduled maintenance of heating and cooling units.
- Diagnoses mechanical and electrical malfunction; installs, replaces, or repairs damaged equipment; calibrates thermostatic controls.
- Installs new heating, ventilation and air-conditioning systems; repairs and replaces damaged or worn heating, ventilation and air-conditioning parts and equipment; repairs or replaces low- and high-pressure liquid lines.
- Inspects and observes pressure of liquids and vapor with instrumentation to ensure efficient operation of units and make necessary adjustments; inspects and services refrigeration equipment including refrigerators, ice machines, gas packs, and heat pumps.
- Maintains the chilled and hot water supply systems.
- Adjusts and maintains internal electrical and electronic control systems; cleans coils and blowers and checks motors and belt tensions.
- Assists in planning and designing new installations of heating and air-conditioning systems.
- Maintains maintenance records as required by State, Federal, and EPA regulations.
- Perform related duties and responsibilities as required and/or assigned.
- Use of hand tools, light industrial tools to complete fabrication, maintenance, repair to the structure of the building as well as its mechanical, electrical.
- Lubricates and cleans parts as part of an on-going preventive maintenance program.
- Regularly inspects and reports defective equipment.
- Maintain inventory and control over all tools, parts utilized for maintenance.
- Prioritize requests for maintenance assistance.
- Accompany contract repair service while at the facility.
- Perform related work as directed.
- Assist in Snow removal.
- Assist with on-call rotation.
A: REQUIRED
- Knowledge of principles and practices of HVAC maintenance and repair; knowledge of hazard and safety practices common to the trade.
- HVAC controls and safety devices; appropriate MSDS sheets; tools of the trade; materials and refrigerant recovery equipment and procedures used in installing, repairing, and maintaining HVAC systems.
- Computerized electrical circuits and systems as they relate to air-conditioning, heating, ventilation, and refrigerated cooling.
- The employee must maintain equipment of the industrial kitchen and have knowledge of all aspects of maintenance filed and building trades.
- Knowledge of work standards and practices in various building trades such as electrical, plumbing, HVAC, pipe fitting and plumbing is required.
B: QUALIFICATIONS
- This position requires a high school diploma or technical or vocational schooling desired.
- Work experience in Facilities Maintenance or building trades may be substituted.
- Experience in HVAC/refrigeration/plumbing with journeyman experience required.
- Able to maintain accurate records, have clear written and oral communication skills.
C: LICENSE & CERTIFICATION REQUIRED
- License HVAC mechanic.
- Possession of an appropriate category of driver’s license is preferred at time of appointment.
- Reports to Facilities Manager.
- Donald W. Wyatt Detention Facility policies and practices; Federal, State and local laws especially fire codes, building codes, OSHA, and EPA regulations.
FACTOR 4 – PERSONAL CONTACTS
- Contacts include department heads, Warden, line staff, detainees, outside vendors and licensed professionals.
FACTOR 5 – ESSENTIAL FUNCTIONS
- Read and interpret building codes and regulations as they relate to HVAC.
- Read blueprints, floor plans, and wiring diagrams.
- Diagnose problems and make recommendations.
- Repair and replace damaged parts and equipment.
- Read and interpret local, state, federal, and EPA regulations.
- Understand and follow oral and written directions.
- Establish and maintain effective relationships with those contacted in the course of work.
- Able to utilize Microsoft Word, Excel and other facilities related software.
- Maintain a safe work environment.
- Maintain security over all tools, parts, etc., in accordance with the policies and procedures of the facility.
FACTOR 6 – PHYSICAL DEMANDS
- Exposure to dust, noise, fumes, high voltage, and toxic materials.
- Stand, bend, stoop, reach, kneel, crouch, and crawl for prolonged periods of time.
- Climb up and down stairs and ladders with speed and agility.
- Heavy lifting, up to 50 pounds.
- Work or inspect in confined and/or hot spaces.
- Work in adverse weather conditions.
- See clearly and recall visual details.
- Hear and understand speech and radio transmissions.
- Speak clearly.
- Perform multiple physical tasks simultaneously.
- React to physical confrontations and emergency situations quickly and effectively.
- Drive vehicles including automobile and van.
FACTOR 7 – WORK ENVIRONMENT
- This position requires some contact with individuals in confinement who are suspected or convicted of offenses against the criminal laws of the United States.
- This factor leaves this position open to daily stress and exposure to potentially dangerous situations, such as physical attack.
- For this reason, proper handling of tools and keys must be in continuous practice.
- Position may be stressful to some individuals.
TRAINING AND EXPERIENCE:
- General reading, writing, and math skills equivalent to those normally obtained through a high school education.
- Five years’ experience performing HVAC duties, as outlined above.
