Overview
We are seeking a driven and detail-oriented Project Manager / Estimator to join our commercial paint and coatings team. This role is responsible for managing projects from initial estimate through final completion, ensuring work is competitively priced, properly scoped, and successfully delivered on time and within budget.
The ideal candidate will possess strong estimating and project management experience within commercial construction and thrive in a fast-paced environment focused on quality, safety, client satisfaction, and operational excellence. This position offers the opportunity to play a key role in both preconstruction and project execution while collaborating closely with clients, field teams, vendors, and company leadership.
Duties
- Prepare detailed estimates by reviewing project plans, specifications, addenda, and bid documents for commercial paint and coatings projects.
- Perform quantity takeoffs and develop pricing for labor, materials, equipment, subcontractors, and specialty scopes including coatings, drywall finishing, wallcoverings, and sealants.
- Identify scope gaps, exclusions, clarifications, and value engineering opportunities to support accurate and profitable bids.
- Solicit and evaluate vendor and subcontractor pricing while preparing proposals, alternates, qualifications, and scope letters.
- Attend pre-bid meetings, site walks, and project turnover meetings as needed.
- Manage awarded projects from turnover through closeout, including budgeting, scheduling, manpower planning, procurement, and production tracking.
- Coordinate RFIs, submittals, mockups, material deliveries, color schedules, and long-lead items.
- Collaborate closely with field teams to ensure production goals, quality standards, safety requirements, and schedule milestones are achieved.
- Track and manage change orders, T&M tickets, back charges, and potential change events throughout the project lifecycle.
- Review job cost reports, labor productivity, forecasts, and overall project financial performance to maintain profitability.
- Lead project meetings with clients, architects, contractors, vendors, and internal teams while maintaining strong professional relationships.
- Support billing and closeout processes including pay applications, lien waivers, punch lists, warranties, and final invoicing.
Skills
- Strong knowledge of commercial construction estimating, project management, and operational processes.
- Experience reviewing construction drawings, specifications, and bid documents.
- Ability to develop accurate pricing strategies and maintain strong cost control throughout project execution.
- Excellent organizational and time management skills with the ability to manage multiple projects simultaneously.
- Strong communication and relationship-building skills with clients, subcontractors, suppliers, and field teams.
- Ability to proactively identify and resolve project risks and challenges.
- Proficiency in Microsoft Office and construction estimating/project management software.
- OSHA 30 certification preferred.
- Bachelor’s degree in Construction Management, Business, Accounting, or related field preferred.
- 2-3+ years of experience in commercial painting, coatings, drywall finishing, or related specialty subcontracting

Pay: $75,000.00 - $77,000.00 per year
