GeoSurfaces Southeast is seeking a detail-oriented Preconstruction Estimator to prepare accurate and competitive cost estimates for private and public civil construction projects.
This role supports project success throughout the preconstruction process by evaluating labor, materials, equipment, subcontractor pricing, project schedules, and potential project risks. The Preconstruction Estimator will identify opportunities for value engineering and collaborate with internal and external project stakeholders to support successful project planning, bidding, handoff, and execution.
Responsibilities include, but are not limited to:
- Perform detailed quantity takeoffs and cost estimates for private and public civil construction projects.
- Estimate scopes including demolition, excavation, grading, utilities, site concrete, synthetic turf, athletic surfacing, and equipment.
- Review and analyze construction documents, drawings, plans, and specifications to ensure scope accuracy and completeness.
- Prepare and submit requests for information to clarify existing conditions, design intent, proposed improvements, and scope requirements.
- Develop and maintain strong relationships with material suppliers and subcontractors throughout assigned markets.
- Analyze historical cost data to establish accurate and competitive pricing.
- Provide value-engineering recommendations to support successful project awards.
- Prepare bid packages and solicit pricing from subcontractors, suppliers, and vendors.
- Review subcontractor and supplier proposals for scope completeness, compliance, exclusions, and potential gaps.
- Conduct site visits to evaluate existing conditions, project access, logistics, and constraints.
- Attend pre-bid and preconstruction meetings as needed.
- Support project phasing, scheduling, procurement, and resource-planning activities.
- Assist with preconstruction planning, risk assessment, budget development, and project feasibility.
- Collaborate with Operations teams to support project handoff and execution planning.
- Prepare complete, accurate, and organized estimate documentation.
- Coordinate with Project Management, Sales, Operations, and other internal stakeholders throughout the estimating process.
- Previous experience in construction estimating, project engineering, preconstruction, project management, or a related construction discipline.
- Civil construction experience preferred.
- Experience reviewing construction drawings, plans, specifications, and bid documents.
- Knowledge of demolition, excavation, grading, utilities, concrete, turf, athletic surfacing, or related scopes preferred.
- Strong verbal and written communication skills.
- Strong mathematical, analytical, and problem-solving abilities.
- Ability to manage multiple estimates, priorities, and deadlines in a fast-paced environment.
- High level of professionalism and ability to maintain confidentiality.
- Proficiency with Bluebeam Revu.
- Experience with HCSS HeavyBid.
- Experience with Autodesk Build.
- Strong working knowledge of Microsoft Outlook, Word, Excel, and PowerPoint.
- Exceptional attention to detail.
- Strong organizational and document-management skills.
- Ability to identify potential project risks, scope gaps, and value-engineering opportunities.
- Ability to work independently while collaborating effectively across departments.
- Must be authorized to work in the United States without current or future sponsorship.
- Must be willing to complete a background check and pre-employment drug screening in accordance with applicable laws.
- Occasional travel to project sites, pre-bid meetings, and other company locations may be required.
- This position is based in Mooresville, North Carolina.
This position primarily operates in a professional office environment and routinely uses computers, estimating software, and standard office equipment. The role may also require visits to active construction sites and participation in project meetings.
