The Maintenance Technician – HVAC Specialist is responsible for maintaining, troubleshooting, repairing, and installing HVAC systems and supporting overall property maintenance operations to ensure a safe, clean, and well-maintained community for residents and staff.
This position plays a critical role in resident satisfaction, preventative maintenance, emergency response, and maintaining the physical integrity of the property.
- Diagnose, repair, and maintain HVAC systems, including heating, ventilation, air conditioning, and refrigeration equipment
- Perform preventative maintenance on HVAC equipment and property systems
- Troubleshoot electrical, plumbing, appliance, and general maintenance issues as needed
- Complete resident work orders in a timely and professional manner
- Prepare vacant units for move-in readiness, including HVAC inspections and repairs
- Monitor and maintain inventory of HVAC parts, tools, and supplies
- Assist with property inspections and ensure compliance with company standards and safety regulations
- Respond to after-hours emergencies and participate in the on-call rotation schedule
- Maintain accurate records of completed work orders and maintenance activities
- Ensure all work is completed in compliance with OSHA, EPA, and company safety guidelines
- Assist with grounds, common area upkeep, and other maintenance responsibilities as assigned
- High school diploma or equivalent preferred
- EPA Certification required
- Minimum of 2 years of HVAC and apartment maintenance experience preferred
- Strong knowledge of HVAC systems, electrical, plumbing, and appliance repair
- Ability to troubleshoot and repair HVAC equipment independently
- Knowledge of preventative maintenance practices
- Ability to use hand tools, power tools, gauges, and diagnostic equipment
- Strong customer service and communication skills
- Ability to work independently and as part of a team
- Ability to lift up to 50 pounds regularly
- Ability to stand, walk, bend, climb stairs, and work in various weather conditions
- Ability to respond to emergency maintenance calls as needed
- Full-time position
- Participation in rotating on-call schedule required
- EPA Universal Certification
- HVAC Certification
- CPO Certification preferred but not required
