Overview
We are seeking a dynamic and detail-oriented Senior Commercial Project Manager to lead and oversee construction projects from inception to completion. In this role, you will coordinate all aspects of commercial construction projects, ensuring they are delivered on time, within scope, and within budget. Your expertise in construction estimating, project scheduling, and contract management will be vital in driving project success. You will own the full project lifecycle — from kickoff to punch list — on commercial reroofing, new construction, and multi-family exterior jobs ranging from $150K to $3M
Responsibilities
- Preconstruction - Review bids, attend pre-con meetings, and clarify scope.
- Review blueprints, schematics, and Civil 3D drawings to ensure project requirements are clearly understood and accurately implemented on-site.
- Manage contracts with clients, subcontractors, vendors, and suppliers, ensuring compliance with all terms and conditions.
- Coordinate project activities across multiple teams through effective project management and communication strategies.
- Oversee construction site activities, ensuring safety protocols are followed and quality standards are maintained throughout the project lifecycle.
- Monitor project progress through regular site visits and updates; address issues proactively to minimize delays.
- Maintain comprehensive project documentation including schedules, change orders, RFIs (Requests for Information), and progress reports.Qualifications
- Proven experience in construction management or as a Commercial Project Manager within the commercial construction industry.
- Experience with construction site operations and safety standards is highly desirable.
- Knowledge of contracts management, project scheduling, and project coordination processes.
- Track subcontractor performance formally: schedule adherence, quality, safety compliance, responsiveness.
- Produce a written project execution plan covering sequencing strategy, phasing, weather contingencies, and sub coordination approach.
- Familiarity with construction management software including CRM for documentation and collaboration purposes.
- Ability to effectively manage time across multiple projects while maintaining attention to detail under tight deadlines.

Requirements & Qualifications
Required
- 5+ years of project management experience in commercial roofing
- Demonstrated ability to manage projects from $50K to $3M+ independently
- Proficiency in Gantt-based scheduling tools (Procore, Smartsheet, MS Project, STACK, or equivalent)
- Fluency in low-slope roofing systems: TPO, EPDM, modified bitumen, built-up roofing
- Experience managing subcontractors and general contractors simultaneously on new construction and occupied buildings
- Working knowledge of commercial construction contract types (AIA, ConsensusDocs, lump sum, GMP)
- Ability to read and interpret construction drawings, specs, and geotech/structural reports
- OSHA 30 certification (or willing to obtain within 90 days of hire)
- Valid driver's license; ability to travel throughout Colorado with occasional out-of-state travel
Strongly Preferred
- Experience on occupied commercial, multifamily, or institutional reroofing projects
- Manufacturer certifications: GAF, Johns Manvills, Carlisle, Versico, or equivalent
- NRCA ProCertification or RCI RRO credential
- Familiarity with Sage 100 Contractor or equivalent job cost accounting software
- Prior experience working for a PE-backed or multi-site contracting platform
- Bilingual (English/Spanish) — a significant advantage for crew and sub communication
Pay: $85,000.00 - $110,000.00 per year
