Company Overview: South East Michigan's premier deck building company is looking to grow by adding a key field leadership role. We are poised for growth, looking to scale up from $7m sales to $30m+/year over the next 3-4 years by further professionalizing, systematizing, and expanding operations.
Position Overview
The Pre-construction Specialist is a critical role responsible for translating the company’s sales documents into executable construction projects that meet code and transform into accurate ordering and costing. They will be responsible for the systems for attainment, and closing, of needed building permits, vendor/supplier selection and management as well as the accuracy of our job costing tools and overall materials costs.
This specialist is central to the project initiation process, leveraging a strong understanding of residential building code standards to produce detailed, accurate construction drawings for decks and outdoor living spaces. The position requires proactive time management and planning to ensure all permitting and administrative functions are handled with urgency and accuracy, minimizing delays in the production cycle. The successful candidate must maintain exceptional communication with the operations team leadership, sales team and municipal authorities. As our technical expert, there will also be occasions when calls with customers will be required.
Key Responsibilities
- Produce detailed and construction drawings for decks and outdoor living spaces that adhere to all project specifications and residential Michigan building code standards.
- Manage a high-volume workload, ensuring all pre-construction tasks are completed efficiently to keep pace with sales demand.
- Prepare and submit/delegate services needed, to provide comprehensive permit packages to various municipalities.
- Maintain the cost book for materials prices and provide detailed job-level cost estimates and post-project reconciliations.
- Proactively manage and resolve any discrepancies or revisions requested by municipal authorities to secure permits promptly.
- Develop systems to track and report on the progress of all permitting functions, providing clear status updates to the supervisor and production team.
- Negotiate with all current, and future, suppliers to ensure that we have the best possible pricing and support.
- Own the cost book that powers our quoting tools ensuring quotes are accurate and costs are properly estimated.
- Develop systems to and then delegate materials orders in advance of the construction schedule and manage all refunds and returns for unused materials.
- Uphold a high degree of accountability for all project documentation and administrative duties.
Required Qualifications and Traits
- Expertise in CAD software for residential building applications.
- Strong understanding of residential building codes and the ability to supplement that knowledge with Michigan specific standards.
- Exceptional written and verbal communication skills.
- Strong knowledge of BS&A system, the Government’s online portal for permit applications, and other online and in-person permitting tools/processes.
- Proven ability to maintain high organizational efficiency and manage concurrent, equally important tasks in a high-volume environment.
- Driven to create win-win relationships with all suppliers and ensure that the company has the lowest possible prices at all times.
- Must be able to work remotely and supply your own computer and workspace.

Desired Qualifications and Traits
- 5+ years designing and permitting residential deck projects
- Understanding of multiple design software applications
- Ability to recommend and develop best practices based on experience
- Ability to work in a high-volume environment and able to manage multiple projects simultaneously
- 5+ years of costbook management
- Understanding of estimating tools and development of best practices
- Understanding of material procurement and vendor relationships
- Job level budget understanding
Work Schedule:
- Preferred location within sales market geography, Currently Southern Michigan, but open to remote within the approximate geographic region.
- Required Availability: Monday thru Friday with occasional Saturday responsibilities related to escalations.
- Mileage reimbursement for required trips to job sites, vendors,building departments, etc. on as needed basis.
Compensation
- Salary 90-100k

- Bonus structure outlined below based on goal achievement
- Opportunity to earn up to $12,000 additional annually based on performance
Pay: $90,000.00 - $100,000.00 per year
