Commercial Construction Estimator

About the Role
We are seeking an experienced Commercial Construction Estimator to join our growing team. The ideal candidate has a proven track record estimating ground-up commercial construction and tenant finish-out (TFO) projects ranging from $500k to $10 million. This individual will play a key role in preparing accurate cost estimates, managing bid packages, and helping secure profitable projects.

Responsibilities
- Prepare complete and accurate estimates for commercial ground-up and tenant finish-out projects.
- Review plans, specifications, and contract documents to develop detailed quantity takeoffs.
- Solicit, evaluate, and negotiate subcontractor and supplier bids.
- Analyze project scope and identify value engineering opportunities.
- Develop conceptual, budgetary, and hard bid estimates.
- Coordinate with project managers, superintendents, architects, engineers, and owners during preconstruction.
- Prepare bid proposals, scopes of work, and clarifications.
- Maintain estimating databases, historical cost information, and subcontractor relationships.
- Attend pre-bid meetings, site visits, and project walkthroughs as required.
- Assist with project turnover to operations after award.
Qualifications
- 5+ years of commercial estimating experience (preferred).
- Demonstrated experience estimating ground-up commercial construction and tenant finish-out projects valued between $500K and $10M.
- Strong understanding of commercial building systems including:
- Sitework
- Concrete
- Structural steel
- Wood/Metal framing
- Building envelope
- Mechanical, Electrical, and Plumbing (MEP)
- Interior finishes
- Utilities
- Ability to read and interpret construction drawings and specifications.
- Experience with software such as Bluebeam, Sage Estimating, Procore, Plan hub or similar platforms.
- Strong proficiency in Microsoft Office.
- Excellent organizational, communication, and negotiation skills.
- Ability to manage multiple estimates and deadlines simultaneously.
Preferred Qualifications
- Bachelor’s degree in construction management, Engineering, or related field (or equivalent experience).
- Experience with negotiated work, design-build, and competitive bidding.
- Knowledge of current commercial construction costs and market conditions.
- Existing relationships with local subcontractors and suppliers are a plus.

Pay: $60,000.00 - $80,000.00 per year
