We are seeking an experienced Field Operations Manager to oversee a portfolio of bank-owned (REO) residential and commercial properties throughout Florida. This role combines asset management responsibilities with extensive field work, including property inspections, rehab oversight, and vendor management.
This is not a desk-only asset management role. The successful candidate will spend significant time on the road — inspecting properties, overseeing repair projects, and building relationships with contractors and service providers across Central and South Florida. A core objective of this position is developing and maintaining a dependable statewide vendor network so that projects move quickly, competitively, and without gaps in coverage.
Key Responsibilities
- Manage assigned REO properties from assignment through disposition.
- Travel throughout Florida to inspect occupied and vacant properties (same-day travel; no overnight stays required).
- Conduct detailed property inspections and prepare reports with photos and recommendations.
- Solicit, review, and negotiate repair bids; recommend cost-effective solutions.
- Hire, coordinate, and oversee handymen and contractors performing repairs, maintenance, and preservation work. Most projects involve handyman-level work (paint, flooring, fixtures, general repairs); licensed and insured trade contractors are used where required (roofing, HVAC, electrical, plumbing).
- Monitor project timelines, budgets, and quality of workmanship; verify completed work prior to payment approval.
- Develop, expand, and maintain a dependable network of handymen, contractors, preservation companies, and specialty vendors throughout Florida.
- Establish relationships with new vendors in underserved markets to ensure timely response and competitive pricing.
- Evaluate vendor performance and maintain a preferred vendor database.
- Coordinate lock changes, clean-outs, and preservation work.
- Work closely with real estate agents, municipalities, utility providers, and internal staff to resolve property issues.
- Maintain accurate documentation and photos using JobNimbus and CompanyCam.
- Meet client deadlines and service level expectations.
Qualifications
- Experience in REO asset management, property management, construction management, or residential rehabilitation.
- Strong understanding of residential repairs, repair estimating, and vendor management.
- Demonstrated ability to build and manage vendor relationships.
- Excellent organizational, time management, and communication skills.
- Ability to work independently with minimal supervision while managing multiple projects.
- Proficient in Microsoft Office, Outlook, and web-based software; experience with JobNimbus and CompanyCam a plus.
Travel Requirements
- Frequent same-day travel throughout Florida, primarily the Orlando, Tampa, and South Florida markets.
- Valid Florida driver's license with a clean driving record.
- Reliable personal vehicle required.
- Ability to lift up to 30 pounds and walk properties in varying conditions.
