Position Summary
The Operations Manager is the General Manager's partner in leading the daily operation of KG Motel. This position is responsible for ensuring exceptional guest experiences, supporting and developing team members, maintaining operational excellence, and fostering a culture built on the KG Motel standards.
As a hands-on leader, the Operations Manager works alongside every department, leads by example, and helps create an environment where guests feel welcomed, team members feel supported, and every detail reflects the unique character of KG Motel.

Essential Responsibilities
Leadership & Operations
- Assist the General Manager in overseeing the daily operation of KG Motel.
- Lead daily hotel operations while maintaining the highest standards of guest service, cleanliness, and professionalism.
- Support all operational departments, including Front Desk, Housekeeping, Laundry, Buddy Lou's mobile bar, and basic property maintenance as business demands require.
- Provide shift coverage during staffing shortages, emergencies, vacations, or periods of high/low occupancy.
- Maintain communication with all shifts including Night Audit.
- Conduct daily property walks to identify maintenance concerns, safety hazards, cleanliness opportunities, and operational improvements.
- Ensure all KG Motel policies, procedures, and service standards are consistently followed.
- Maintain a safe, clean, organized, and welcoming property for guests and team members.
- Actively identify opportunities to improve efficiency, guest satisfaction, and overall operations.
- Perform additional duties as assigned by the General Manager.
- Assist with on-going Sales efforts to include Group Blocks, VIPs, Special Requests, Marketing & PR
- Promote use of system technologies to streamline property operations
- Train on remote key lock system.
- Attend monthly financial/asset review meetings and support ownership in project vision.

Guest Experience
- Lead by example by providing warm, genuine hospitality during every guest interaction.
- Resolve guest concerns promptly, professionally, and with empathy.
- Monitor guest reviews, surveys, and online feedback, using guest comments to improve operations and service.
- Recognize returning guests, special occasions, and opportunities to create memorable experiences.
- Develop extensive knowledge of Lexington, Rockbridge County, local restaurants, breweries, wineries, outdoor recreation, Washington & Lee University, Virginia Military Institute, and community events to confidently assist guests.
- Promote and support Buddy Lou's, KG Motel's signature mobile bar, helping create an inviting social atmosphere that enhances the overall guest experience.
- Encourage personalized service by empowering team members to create authentic guest interactions rather than scripted experiences.

- Recruit, interview, onboard, train, coach, and develop team members.

- Conduct performance coaching, training, and performance evaluations.
- Assist with scheduling while maintaining labor standards and operational needs.
- Promote teamwork and open communication across all departments.
- Recognize team member achievements and support employee engagement initiatives.

Property Standards
- Assist with guest room inspections and public area inspections to ensure cleanliness and presentation standards are consistently achieved.
- Monitor inventories of guest supplies, linens, cleaning chemicals, operating supplies, and retail items.
- Coordinate with Housekeeping and Maintenance to ensure guestrooms are guest-ready each day.
- Maintain the appearance of the motel, landscaping, parking areas, and common spaces.
- Ensure preventive maintenance concerns are identified and communicated promptly.

Financial & Administrative Responsibilities
- Assist the General Manager with scheduling, payroll review, purchasing, inventory control, and labor management.
- Monitor departmental expenses and assist with cost control initiatives.
- Support budgeting and operational reporting.
- Ensure proper credit card handling procedures are followed.
- Assist with accounts receivable, vendor coordination, and administrative projects as assigned.

Community Engagement
- Build positive relationships with local businesses, community organizations, Washington & Lee University, Virginia Military Institute, and tourism partners.
- Support community events, local partnerships, and initiatives that strengthen KG Motel's presence within Lexington and Rockbridge County.
- Encourage guests to experience the local community through personalized recommendations and authentic local connections.

Safety & Security
- Promote a safe environment for guests and team members.
- Assist in emergency preparedness training and emergency response procedures.
- Report accidents, injuries, maintenance concerns, and safety hazards immediately.
- Ensure compliance with KG Motel safety policies and applicable regulations.

Qualifications
- Previous hotel supervisory or management experience preferred.
- Strong leadership, communication, and organizational skills.
- Ability to motivate, coach, and develop team members.
- Excellent guest service and problem-solving skills.
- Ability to multitask in a fast-paced hospitality environment.
- Proficiency with hotel property management systems and Microsoft Office.
- Flexible schedule, including evenings, weekends, and holidays.
- Ability to communicate verbally and in writing in English with guests, management and other co-workers.
- Must meet standards of appearance and maintain a high level of personal hygiene at all times.

Schedule Requirements
· This position requires a flexible schedule based on the operational needs of KG Motel.
· The Operations Manager must be available to work days, evenings, weekends, and holidays as needed.
· The Operations Manager is expected to work a combination of AM and PM shifts to support the operation, provide leadership across all departments, and ensure consistent guest service.
· Additional hours may be required during periods of high occupancy, special events, staffing shortages, emergencies, or other business needs.
· As a member of the leadership team, the Operations Manager is expected to respond to operational issues as necessary and maintain a visible presence throughout the property.
