About the Role
We are seeking a skilled, reliable, and customer-focused Construction Warranty Technician to join our team. This role blends hands-on carpentry and repair expertise with project coordination, client communication, and warranty management. You will be responsible for final punchlist completion, managing the 1-year warranty process, coordinating subcontractors, and ensuring that all post-construction service items are resolved efficiently and professionally.
This position is ideal for a seasoned carpenter, multi-skilled handyman, or field leader who excels at problem-solving, takes pride in quality workmanship, and communicates effectively with clients, architects, and internal teams.
Key Responsibilities
Warranty & Punchlist Management:
- Manage and complete final punchlist items for project closeout, including obtaining sign-off.
- Conduct 1-year warranty walks with owners, clients, and/or architects.
- Create, track, and complete 1-year warranty lists and ensure timely resolution.
- Respond to and resolve warranty service requests within the post-construction period.
- Document service calls, warranty items, and punchlist progress; report updates to the Director of Field Operations / General Superintendent.
Hands-On Repairs & Technical Work:
- Inspect, evaluate, and repair issues related to doors, windows, trim, cabinetry, drywall, and other finish carpentry elements.
- Perform minor structural, mechanical, or multi-trade repairs as needed.
- Measure, mark, cut, shape, and join materials using appropriate tools and fasteners.
- Install and adjust fixtures, windows, doors, and other components.
- Ensure accuracy using levels, framing squares, and other measuring tools.
- Adhere to local building codes, safety standards, and company procedures.
Coordination & Communication:
- Coordinate with subcontractors and vendors to schedule and complete repairs.
- Communicate professionally with owners, clients, and architects regarding punchlist and warranty items.
- Liaise with suppliers and construction professionals to support repair work.
- Provide periodic superintendent coverage on projects as needed.
Travel to project sites for warranty walks, inspections, and service calls (short-term travel required). Travel length can vary from one day to a couple of weeks.
Qualifications (required and preferred):
- Strong carpentry skills and general handyman capabilities
- Ability to understand directions and read blueprints.
- Ability to solve mathematical problems quickly and accurately.
- Ability to properly care for and use tools of the trades.
- Works well as part of a team.
- Successful completion of vocational school or technical college or apprenticeship program; OR at least three years of experience via on-the-job training required.
Physical Requirements:
- Prolonged periods standing, climbing, bending, and kneeling.
- Must be able to lift up to 50 pounds at a time.
- Must be able to safely work with sharp tools or power equipment.
- Must be able to work in a variety of weather conditions and terrains.
- Must have manual dexterity, a good sense of balance, and excellent hand-eye coordination.
- Additional responsibilities may be assigned based on evolving business needs.

Travel is required in and outside of Ohio. Travel can range from one day to a couple of weeks. Last minute travel requests may occur dependent on project needs.
