We are seeking a proactive and detail-oriented Make Ready Technician to join our maintenance team. In this role, you will be responsible for preparing residential units for new occupants by performing a wide range of repair, maintenance, and cosmetic tasks. Make Ready Technician – Job Duties
- Prepare vacant apartments for new resident move-ins by completing all make-ready tasks within established deadlines.
- Perform general maintenance and repairs, including plumbing, electrical, carpentry, drywall, painting, appliance repairs, and basic troubleshooting.
- Diagnose, maintain, and repair HVAC systems; EPA/HVAC Certification required.
- Perform preventative maintenance on HVAC equipment, including filter changes, thermostat testing, and drain line maintenance.
- Patch, texture, and paint walls, ceilings, doors, and trim as needed.
- Replace or repair flooring, baseboards, blinds, cabinet hardware, doors, locks, and other interior finishes.
- Install, inspect, and test appliances, light fixtures, smoke detectors, GFCI outlets, and thermostats to ensure proper operation.
- Complete apartment punch lists and conduct final quality inspections to ensure units meet company standards and are move-in ready.
- Respond to resident service requests and assist with routine maintenance work orders as assigned.
- Participate in the property'son-call rotation to respond to after-hours maintenance emergencies in a timely and professional manner.
- Perform exterior property maintenance, including pressure washing sidewalks, breezeways, garage areas, trash enclosures, and other common areas to maintain curb appeal.
- Assist with preventative maintenance programs and property improvement projects.
- Report major repair needs or safety concerns to the Maintenance Supervisor.
- Maintain an organized inventory of maintenance supplies, equipment, and tools.
- Follow all OSHA safety standards, company policies, and local building codes.
- Keep the maintenance shop, storage areas, and workspaces clean and organized.
- Provide excellent customer service by interacting professionally and courteously with residents, vendors, and team members.
- Assist with snowballing and maintaining the overall appearance and cleanliness of the community as needed.
Qualifications
- High school diploma or equivalent.
- EPA Universal Certification (or equivalent HVAC certification) required.
- Minimum of 2 years of apartment maintenance or make-ready experience preferred.
- Working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, and appliance repair.
- Ability to lift up to 50 pounds and work indoors and outdoors in varying weather conditions.
- Valid driver's license and reliable transportation preferred.
- Strong organizational skills, attention to detail, and ability to work independently while meeting deadlines.

Pay: From $23.00 per hour
