Position Summary
The Maintenance Technician will be responsible for maintaining, repairing, and renovating residential properties. This position requires a strong technical skillset, the ability to manage projects independently, and a commitment to delivering excellent service to residents and the property management team.
Key Responsibilities
- Respond to, diagnose, and resolve all maintenance tickets in a timely manner.
- Perform necessary maintenance and repairs at apartments and rental homes (HVAC, plumbing, electrical, carpentry, painting, and appliance repair).
- Perform and oversee renovation and construction projects for units being prepared for resale.
- Conduct unit turns, including cleaning, painting, flooring, fixture replacement, and general repairs.
- Order and track all necessary materials for maintenance and renovation work.
- Handle after-hours maintenance emergencies on a rotating on-call schedule.
- Obtain, review, and recommend bids for outsourced jobs requiring third-party contractors.
- Perform routine property inspections and preventative maintenance.
- Ensure all work is performed in compliance with safety standards, codes, and company policies.
- Assist tenants as needed with trash removal.
Qualifications
- 3+ years of property maintenance experience, preferably in multifamily or apartment communities.
- Strong knowledge of HVAC, plumbing, electrical, and carpentry systems.
- Hands-on renovation and unit-turn experience.
- Ability to read blueprints, work orders, and technical manuals.
- Strong organizational and communication skills.
- Valid driver’s license and reliable transportation required.
- Must be able to lift 50 lbs. and perform physical labor as needed.
- EPA HVAC certification preferred (but not required).
- Ability to work independently and handle multiple projects simultaneously.
Job Type: Full-time
Pay: $19.00 - $24.00 per hour
