Senior Estimator

RLH Construction is seeking an experienced Senior Estimator to join our growing team. This role is responsible for developing accurate and competitive estimates for commercial construction projects while providing the cost intelligence and market expertise needed to deliver successful projects from the very beginning.
The ideal candidate is a highly analytical construction professional with a strong understanding of commercial building systems, subcontractor markets, and estimating best practices. They are detail-oriented, collaborative, and capable of managing multiple pursuits while maintaining a high level of accuracy.
What You'll Do
- Prepare conceptual budgets, detailed estimates, and competitive bid proposals for commercial construction projects.
- Review drawings, specifications, and contract documents to determine complete project scope and identify potential risks.
- Perform quantity takeoffs and pricing analyses across all trades.
- Solicit, evaluate, and level subcontractor and supplier proposals to ensure complete scope coverage.
- Develop and maintain detailed scopes of work for subcontractors and vendors.
- Identify value engineering opportunities and cost-saving solutions while maintaining project quality and client expectations.
- Analyze labor, material, equipment, and market conditions to produce accurate and competitive pricing.
- Participate in pre-bid meetings, site visits, and project walkthroughs as needed.
- Collaborate with project managers, superintendents, and preconstruction staff to ensure estimates align with project requirements and execution strategies.
- Track historical cost data and market trends to improve estimate accuracy and maintain reliable cost databases.
- Prepare bid summaries, clarifications, and proposal documents for internal and client review.
- Assist in project turnover activities to ensure scope clarity and a successful transition to Operations.
What We're Looking For
- 5+ years of commercial construction estimating experience.
- Strong knowledge of construction means, methods, materials, and building systems.
- Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
- Thorough understanding of labor productivity, subcontractor procurement, and current market pricing.
- Experience preparing conceptual estimates, hard bids, negotiated estimates, and GMP proposals.
- Strong analytical, organizational, and problem-solving skills with exceptional attention to detail.
- Ability to manage multiple estimates simultaneously while meeting deadlines.
- Excellent communication and collaboration skills.
- Proficiency with estimating software, Bluebeam, Microsoft Excel, and construction management technology.
