Facility Manager – Self Storage

About the Role
Busy Work Management is seeking a motivated, customer-focused Facility Manager to oversee the daily operations of one or more self-storage facilities. This position is ideal for someone who enjoys providing exceptional customer service, leading a team, maintaining a clean and secure property, and driving business growth through sales and marketing.
As a Facility Manager, you will serve as the face of our company by building strong customer relationships while ensuring the property operates efficiently, safely, and professionally. We are looking for someone with a positive attitude, strong leadership skills, excellent organizational abilities, and a commitment to delivering outstanding service.

Key Responsibilities
- Deliver outstanding customer service to current and prospective tenants.
- Convert phone, online, and walk-in inquiries into storage rentals.
- Explain lease agreements, insurance options, and rental policies to customers.
- Process rental agreements, payments, and customer account updates accurately.
- Balance daily receipts and prepare bank deposits.
- Sell moving supplies, packing materials, and tenant protection plans.
- Maintain complete and accurate customer files, including contracts, insurance documentation, and correspondence.
- Perform daily property inspections, lock checks, and vacant unit audits.
- Ensure the facility is clean, safe, secure, and well-maintained.
- Perform light maintenance, including sweeping, removing debris, changing light bulbs, and general property upkeep.
- Manage delinquent accounts and collections in accordance with company policies and procedures.
- Utilize management software and Microsoft Office to maintain records and daily operations.
- Assist with local marketing initiatives and social media efforts to increase occupancy.
- Attend required meetings, webinars, and training sessions.
- Supervise Assistant Managers and other team members when assigned.
- Ensure compliance with company policies, operating procedures, and industry standards.
QualificationsRequired
- High school diploma or GED.
- Minimum of 2 years of experience in customer service, retail, sales, property management, or a related field.
- Previous leadership or supervisory experience.
- Strong communication and interpersonal skills.
- Excellent organizational and time management abilities.
- Ability to multitask in a fast-paced environment.
- Basic math skills, including handling cash, balancing receipts, and calculating percentages.
- Proficiency with Microsoft Word, Excel, Outlook, and the ability to learn property management software.
- Valid driver's license and reliable transportation.
- Ability to travel between assigned properties as needed.
Preferred
- Experience in self-storage or property management.
- Experience with SiteLink or similar property management software.
- Bilingual (English/Spanish) is a plus but not required.
Physical Requirements
- Ability to lift up to 30 pounds.
- Ability to bend, reach, squat, walk, and stand for extended periods.
- Comfortable working both indoors and outdoors in varying weather conditions.
- Ability to perform routine property inspections and light maintenance tasks.
