Job Summary
The Maintenance Technician II at the Fairfield Inn & Suites Morganton Historic Downtown serves as the sole maintenance resource for the property. This role requires a greater degree of independent judgment, self-direction, and technical breadth than a standard Maintenance Technician, as the incumbent operates without an on-site maintenance supervisor or direct maintenance colleague. The Maintenance Technician II is responsible for the full scope of property maintenance, works closely with the General Manager on priorities and vendor coordination, and may receive periodic technical guidance from the NSLM Maintenance Engineer in Pittsburgh.
This position has no supervisory responsibility over other employees.
- Independently manage and execute the full scope of preventive and corrective maintenance for all building systems including HVAC, plumbing, electrical, laundry, kitchen equipment, pool and spa, and life-safety systems.
- Prioritize and complete all work orders for guest rooms, public areas, and back-of-house facilities without on-site supervisory direction.
- Perform trade work including carpentry, painting, plumbing, tile and vinyl repair, caulking, and minor furniture repair to maintain NSLM and Marriott Fairfield brand standards.
- Respond promptly and professionally to all guest room maintenance requests, minimizing disruption to guests.
- Conduct regular interior and exterior property inspections; identify and address safety concerns, lighting, debris, and appearance issues proactively.
- Immediately follow up on any alarms to determine location, cause, and emergency status; report findings to the Front Desk.
- Coordinate with and oversee external vendors and contractors during scheduled service visits; verify scope completion and report any concerns to the General Manager.
- Maintain parts inventory and supply stock; manage purchases and communicate purchase needs to the General Manager or AGM.
- Maintain accurate maintenance logs, work order documentation, and equipment service records.
- Assist with pool health code compliance maintenance.
- Assist with setup and breakdown of meeting or event spaces as needed.
- Communicate proactively with the General Manager regarding maintenance status, outstanding repairs, and vendor needs.
- Always use proper two-way radio etiquette when communicating with other team members.
- Protects company and guest information in accordance with privacy and confidentiality policies.
- Performs other duties as requested by management.
Qualifications
Education, Licensure or Certification
- High school diploma or GED equivalent required.
- Vocational training or trade certification in a related field strongly preferred (plumbing, electrical, HVAC, carpentry).
Work Experience
- Minimum 2–4 years of experience in hotel, building, or facilities maintenance required.
- Experience operating as the sole or primary maintenance resource at a property preferred.
Specialized Knowledge, Skills & Abilities
- Working knowledge of HVAC, plumbing, electrical systems, laundry equipment, and general building maintenance.
- Demonstrated ability to work independently, self-prioritize, and manage a full property maintenance workload without daily supervisory direction.
- Ability to diagnose maintenance issues and implement effective solutions independently.
- Strong communication skills; able to coordinate effectively with General Manager, guests, and vendors.
- Must work well in high-pressure situations; ability to anticipate, prevent, and solve problems proactively.
- Ability to understand and work within property budget parameters.
Equipment
- Proficiency with hand tools and power tools applicable to building maintenance trades.
- Ability to operate two-way radio and follow proper radio communication etiquette.
- Basic proficiency with work order management systems or maintenance tracking software.
- Working knowledge of commercial laundry machines and proper operation and basic troubleshooting procedures.
- Familiarity with guest and internal hot water heater systems, including basic maintenance and monitoring.
- Experience with PTAC (Packaged Terminal Air Conditioner) units in guest rooms and rooftop package AC units, including filter changes, cleaning, and routine maintenance.
- Familiarity with commercial kitchen equipment and dishwashers, including basic upkeep and coordination of service needs.
Pay: $20.00 - $25.00 per hour
