About the Role
We are a growing real estate investment company looking for an experienced Real Estate Administrator / Rehabilitation Manager to join our Tennessee team. In this role, you will be the boots on the ground — evaluating potential investment properties, aiding in acquisition, managing the rehab process and assisting with sales.This is a fully remote position; however, candidate must be based in Tennessee, as the role requires significant travel. You will be working independently as part of a remote team, so the ability to manage your time, communicate proactively, and take ownership of your work is essential. You will have access to a dedicated remote support team available to assist with research, documentation, and other back-office tasks allowing for optimized focus on critical and time sensitive tasks.
What You’ll Do
- With leads that will be provided, you will travel throughout Tennessee to evaluate potential investment properties
- Evaluate property condition, identify repair and renovation needs, and provide accurate rehab cost estimates
- Identify hidden value / detriments to properties largely undiscovered by casual investors
- Analyze ARV (After Repair Value) and comparable sales to help determine investment potential
- Assess land parcels for buildability / value by researching zoning, lot requirements, and development feasibility
- Develop detailed scope of work and rehab budgets for approved properties
- Coordinate and oversee all repair and renovation work — obtaining bids and sourcing/managing local vendors and tradespeople, including HVAC, plumbing, and general repairs, while holding them accountable to timelines, budgets, and quality standards
- Build and maintain a reliable network of local vendors, skilled tradespeople and reliable realtors
- Conduct regular site visits to monitor progress and resolve issues
- Communicate proactively with a remote team for both support and bottom line strategies.
What We’re Looking For
- 2+ years of hands-on experience in real estate investment, property flipping, or rehab project management
- Strong knowledge of residential construction and renovation — you can walk a property, spot problems, build a realistic budget, and manage vendors and tradespeople effectively
- Ability to quickly and accurately evaluate properties and estimate repair costs often with minimal inspection time
- Computer savvy with ability to utilize GIS / Google mapping to assist in analyzing properties
- Must be based in Tennessee with the ability to travel statewide regularly
- A self-starter who takes initiative, communicates proactively, and thrives working independently
- Good organizational skills with the ability to manage multiple projects simultaneously
- Valid driver’s license and reliable transportation
- Real estate license a plus, but not required
