Simplestate is a a small, locally owned property management company committed to keeping our properties clean, comfortable and running efficiently for our tenants. We’re looking for a dependable Maintenance Lead who takes pride in their work and is ready to be part of a great team.
Key Responsibilities:
Maintenance Operations:
- Oversee and complete daily work orders within required timelines
- Maintain detailed work order notes in property management software
Apartment Turns:
- Manage unit turns within a 5–7 day target timeframe
- Ensure all units meet move-in ready standards
- Coordinate vendors, supplies, and scheduling
Preventative Maintenance:
- Implement preventative maintenance programs (HVAC, plumbing, electrical)
- Conduct routine inspections and seasonal maintenance
Team Leadership:
- Take ownership and pride in your work
Vendor & Project Management:
- Coordinate vendors and ensure quality work
- Assist with capital improvements and renovations
Curb Appeal:
- Maintain grounds, cleanliness, and overall property appearance (including Weekly Mowing | Snow removal during winter)
- Conduct daily property walks
Customer Service:
- Provide excellent service to residents
- Communicate effectively with office staff and residents
Performance Expectations (KPIs)
- Unit turns completed within 5–7 days
- Work orders completed within 24–48 hours
- High-quality inspections with minimal rework
- Accurate work order reporting
- Strong resident satisfaction
Qualifications
- 2+ years multifamily maintenance experience
- Leadership experience preferred
- Knowledge of HVAC, plumbing, electrical, and appliances
- Strong troubleshooting skills
- EPA Certification required, or must be obtained within 90 days of employment
