HVAC Service Technician — In-House
Location: Coeur d'Alene, ID (HQ) — field work across Idaho and Washington

About the Role
Copper Basin Construction owns and manages a portfolio of approximately 2,500 rental units across northern Idaho and eastern Washington. We are hiring an in-house HVAC Service Technician to keep the heating, cooling, and refrigeration equipment across that portfolio running reliably — primarily diagnostic, repair, and preventive maintenance work, with occasional change-outs.
This is not a sales or commission role. You are a salaried technician working on company-owned property, with a company vehicle, company-stocked parts, and a steady year-round workload — no chasing leads, no upselling, no on-call rotation for a third-party dispatcher.
What You'll Work On
- Gas and electric furnaces (80% and 90%+)
- Heat pumps (air-source, including cold-climate units)
- Central split systems and packaged units
- Ductless mini-splits and multi-zone systems
- Rooftop units (RTUs) on our small-commercial / mixed-use properties
- Water heaters (gas, electric, and tankless) and basic boiler service
- Refrigeration circuits, line sets, evacuation, and charging
- Thermostats, low-voltage controls, and basic building automation
- Ductwork repair, sealing, and airflow troubleshooting
Key Responsibilities
- Diagnose and repair HVAC, refrigeration, and water heating equipment across the rental portfolio.
- Perform scheduled preventive maintenance (filter changes, coil cleaning, combustion checks, refrigerant verification).
- Document each work order in our property management system — equipment serial numbers, work performed, parts used, time on site.
- Maintain a stocked service vehicle and manage parts inventory for common failure points (capacitors, contactors, ignitors, motors, TXVs).
- Coordinate with site managers and tenants on access, scheduling, and follow-up.
- Identify equipment nearing end of life and provide replacement recommendations with rough costs and lead times.
- Work safely and legally — pull permits through the company GC license where required, follow NEC and IMC/UMC code, and follow EPA refrigerant handling rules.
Licensing & Certifications
Copper Basin holds general contractor licenses in both Idaho and Washington. Because of that, the technician we hire does NOT need to carry contractor registration, surety bonds, compliance bonds, liability insurance, workers' comp, or independent permit-pulling authority — all of that is covered under the company umbrella. What you DO need is the personal trade licensure required to legally perform HVAC work as a technician in each state.
Required at hire
- EPA Section 608 Universal Certification — federal requirement for handling refrigerants. Type I + II + III, or Universal.
- Valid driver's license with an insurable MVR (company vehicle provided).
- Authorization to work in the U.S.
Required — state HVAC licensure (one or both)
You must hold the appropriate technician-level credential for at least one of the two states below before starting field work in that state. Candidates licensed in both states are strongly preferred and will be prioritized.
IDAHO
WASHINGTON
Idaho HVAC Journeyman License (DOPL) for independent field work, OR Idaho HVAC Apprentice/Trainee registration if working under a journeyman until requirements are met.
Washington Electrical Specialty License appropriate for HVAC/Refrigeration (06A or equivalent), OR Washington Electrical Trainee Certificate if working under a certified specialty journey-level electrician until requirements are met.
Issued by: Idaho Division of Occupational and Professional Licenses (DOPL).
Issued by: Washington L&I — Electrical Section. WA regulates HVAC through its electrical licensing system.
Strongly preferred
- Licensure in BOTH Idaho and Washington — lets you respond anywhere in the portfolio on day one without waiting on reciprocity or trainee supervision.
- Washington Mechanical I (gas piping) endorsement.
- PTCS certification (Performance Tested Comfort Systems) for heat pump and duct work.
- Low Voltage License for thermostat / controls work.
- Manufacturer training on common residential/light-commercial brands (Trane, Carrier, Lennox, Mitsubishi, Daikin).
Experience & SkillsRequired
- Minimum 3 years of hands-on HVAC service experience (diagnostic and repair, not install-only).
- Comfortable working independently on service calls without a lead tech on site.
- Strong electrical troubleshooting — ladder logic, schematic reading, multimeter proficiency, low-voltage controls.
- Brazing, evacuation, charging, leak detection.
- Clear written work-order documentation and tenant-facing professionalism.
Helpful
- Multi-family or property management HVAC experience.
- Boiler and hydronic system service.
- Refrigeration (walk-ins, ice machines) for our mixed-use properties.
- Basic sheet metal and duct fabrication.

Work Environment & Physical Requirements
- Service work across multi-family rental units, small commercial buildings, and mixed-use properties.
- Regular travel between job sites in northern Idaho and eastern Washington in a company vehicle.
- Must be able to lift 50 lbs, work in attics, crawlspaces, and on rooftops, and climb ladders.
- Year-round outdoor exposure including heat, cold, and inclement weather.
