Commercial & Residential Property ManagerPosition Summary
The Commercial & Residential Property Manager is responsible for the overall management, financial performance, maintenance oversight, leasing support, and tenant relations for a portfolio of commercial and residential properties. This role ensures that assets are operated efficiently, residents and tenants receive exceptional service, occupancy goals are achieved, and ownership objectives are met.
Essential Duties and Responsibilities: Property Operations
- Oversee the daily operations of assigned residential and commercial properties.
- Conduct regular property inspections to ensure buildings, common areas, grounds, and vacant units are maintained to company standards.
- Coordinate maintenance activities, capital improvement projects, and vendor services.
- Ensure compliance with all applicable federal, state, and local housing, safety, and property regulations.
- Develop and implement preventative maintenance programs.
Tenant and Resident Relations
- Serve as the primary point of contact for residents and commercial tenants.
- Respond promptly and professionally to tenant inquiries, maintenance requests, and concerns.
- Foster positive tenant relationships to improve retention and satisfaction.
- Manage move-ins, move-outs, lease renewals, and transfers.
- Resolve disputes and enforce lease provisions when necessary.
Financial Management
- Prepare and manage annual operating budgets for assigned properties.
- Monitor income, expenses, and overall property performance.
- Review and approve invoices, contracts, and purchase orders.
- Oversee rent collection and delinquency management efforts.
- Analyze financial reports and recommend strategies to improve property performance and profitability.
- Assist with annual budget preparation and capital expenditure planning.
Leasing and Occupancy
- Collaborate with leasing personnel to achieve occupancy goals.
- Monitor market conditions and recommend rental rate adjustments.
- Review lease applications and ensure compliance with company screening policies.
- Coordinate lease renewals and retention programs.
- Track occupancy, vacancy, and turnover metrics.
Maintenance and Vendor Management
- Supervise maintenance staff and third-party contractors.
- Ensure work orders are completed in a timely and professional manner.
- Obtain competitive bids for services and capital projects.
- Negotiate vendor contracts and monitor performance.
- Ensure compliance with insurance, licensing, and safety requirements.
Compliance and Risk Management
- Maintain compliance with Fair Housing laws and all landlord-tenant regulations.
- Ensure properties comply with OSHA, building code, fire safety, and environmental requirements.
- Coordinate insurance claims and risk management initiatives.
- Maintain accurate tenant, lease, and property records.
Reporting
- Prepare monthly ownership reports summarizing occupancy, collections, delinquency, maintenance activity, leasing performance, and property issues.
- Maintain accurate records within the company's property management software.
- Provide recommendations for operational improvements and asset value enhancement.
QualificationsEducation
- Bachelor's degree in Business, Real Estate, Property Management, Finance, or related field preferred.
Experience
- Minimum of 3-5 years of property management experience.
- Experience managing both residential and commercial properties preferred.
- Strong understanding of residential and commercial leasing practices.
Skills and Competencies

- Knowledge of Fair Housing regulations and landlord-tenant laws.

Physical Requirements
- Ability to inspect properties, walk grounds, climb stairs, and access building systems.

- Ability to occasionally lift up to 25 pounds.
