Shearwater, a growing and locally owned property management company based in Portland, Maine, is seeking a reliable, skilled, and motivated Maintenance Technician to join our team.

This hands-on position offers a wide variety of responsibilities, including troubleshooting and repairs, preventative maintenance, apartment turnovers, and responding to resident service requests. The ideal candidate is dependable, solutions-oriented, takes pride in their work, and enjoys working both independently and as part of a team.
Responsibilities
- Complete daily maintenance work orders across apartment communities, single-family rental homes, and commercial properties.
- Troubleshoot and repair plumbing, electrical, carpentry, HVAC, and general maintenance issues.
- Perform preventative maintenance to ensure building systems and equipment operate efficiently.
- Prepare vacant apartments for re-rental, including repairs, painting, and general turnover work.
- Repair or replace appliances, including refrigerators, dishwashers, stoves, garbage disposals, washers, and dryers.
- Maintain common areas, mechanical rooms, utility spaces, and workshops in a clean, organized, and safe condition.
- Assist with grounds maintenance, including debris removal and general property upkeep.
- Accurately document maintenance activities and work orders using our property management software.
- Communicate effectively with residents, vendors, and property management staff.
- Provide prompt, courteous, and professional customer service when responding to maintenance requests.
- Maintain company-issued tools, equipment, and vehicle in a clean, organized, and professional manner.
- Participate in a rotating on-call schedule to respond to after-hours maintenance emergencies.
Qualifications
- Valid driver's license with a clean driving record.
- High school diploma or equivalent required. Additional technical training, trade school coursework, or industry certifications are beneficial but not required.
- Minimum of two years of experience in property maintenance, facilities maintenance, or building operations.
- Working knowledge of HVAC, plumbing, electrical systems, carpentry, and general building maintenance.
- Strong troubleshooting and problem-solving abilities.
- Excellent attention to detail and commitment to quality workmanship.
- Basic computer skills, including email, mobile applications, and electronic work order systems.
- On-Call Availability: Ability to participate in a rotating, after-hours emergency maintenance on-call schedule (evenings and weekends), with additional on-call compensation provided.
- Ability to work independently, prioritize tasks, and manage time effectively.
- Strong communication and customer service skills.
- Ability to lift up to 100 pounds, climb ladders, work in confined spaces, and perform physically demanding tasks as needed.
- Must successfully pass a pre-employment background screening.
- Candidates residing in the Greater Portland area are preferred.
