Walnut Capital Management is seeking an experienced Commercial Maintenance Technician with General maintenance experience for our Bakery Square property in the East Liberty area.
The applicant must possess at least four years of hands-on experience and/or training on a variety of systems used in commercial buildings involving various types of HVAC systems, mechanical, electrical, plumbing, appliances, etc.
Basic job description:
- Required to perform general maintenance repairs such as: filter replacement, minor plumbing and electrical repairs, light bulb/tube and ballast replacement and other related building repairs or maintenance as needed.
- Be able to respond as necessary to building emergencies on a 24-hour basis during assigned on call rotation.
Provide the highest quality of service to the customer at all times, set example for all associates.
- Ensure fulfillment of preventative maintenance program to specific brand standards.
- Maintain a current inventory of all supplies.
- Maintain a work order assignment program for completed and pending work orders. Prioritize and complete work orders in a timely manner. Monitor all deficiencies. Communicate to the requesting party upon completion when needed.
- Repair appliances as required.
- Ensure implementation and compliance of brand standard key control policies and procedures are adhered to.
- Check Smoke Alarms and fire extinguishers throughout complex on a scheduled basis and/or coordinate with 3rd party service provider.
- Ensure routine preventive maintenance on equipment is done. This is including, but not limited to laundry equipment, heating, and air condition units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, fire equipment and plumbing. These are performed as required by the manufacturer and in accordance with the warranty specifications.
- Maintain the grounds; curb appeal, and building exteriors consistently.
- Assist the Property Manager / Asst. Property Manager in resolving tenant concerns.
- Utilize department communication and information systems through all forms of communications, including logs, department meetings, coaching and counseling
- Any reasonable request by management that you are capable of performing
- Comply with Walnut Capital policies and procedures
- Other duties assigned by Property Manager.
Requirements:
- Minimum of two years experience in commercial maintenance preferred
- Minimum of one year plumbing experience preferred
- High school diploma or general education degree (GED)
- Must possess a team oriented – winning attitude
- Have and maintain a Valid Driver's License and reliable personal transportation
- Must be able to pass a background check, physical and drug screen.
- 24/7 ability to respond to building emergencies during on call rotation
Required education:
