We are seeking a highly motivated Property Manager to join our Columbus GA team at Walden Pond Apartment Homes. Our 236 unit property is conveniently located in the heart of Columbus. Position Summary:
The Property Manager will be responsible for the day-to-day activities for the complex by performing the following duties.
Responsibilities and Duties:
- Works directly with the Area Director with all on-site property operations.
- Prepare annual budgets and income projections in a timely and accurate manner.
- Demonstrate ability to understand financial goals, operate asset in owners’ best interest in accordance with policies & procedures.
- Maintain accurate records of all community transactions and submit on a timely basis.
- Ensure property is rented to fullest capacity.
- Utilize marketing strategies to secure prospective residents.
- Prepare and/or implement procedures and systems within company guidelines to ensure orderly and efficient workflow.
- Confirm all leases and corresponding paperwork are completed and input to software system accurately and on a timely basis.
- Lead emergency team for community.
- Develop and/or implement resident retention programs
- Ensure efficiency of staff through ongoing training, counselling and leadership.
- Plan weekly/daily office staff schedules and assignments.
- Represent the company in a professional manner at all the times.
- Must be available to work weekends and holidays.
- Must have top shelf customer service skills along with strong marketing and administrative skills.
Education and Experience:
- Must have a high school diploma.
- Must have a minimum of 2 years of property management experience with strong leadership and property management experience.
- CAM or other property management certification preferred.
