SUMMARY The Assistant Manager/Leasing agent supports the day-to-day operations of residential and commercial properties. This role involves managing tenant relations, coordinating maintenance and repairs, enforcing lease agreements, and assisting in the leasing process. The Assistant Manager is responsible for responding to tenant needs, conducting property tours, marketing available units, processing rent payments, and overseeing move-in procedures. This position handles procurement, prepares property reports, resolves tenant disputes, and ensures all documentation is properly maintained.

· Assist in managing all aspects of residential, commercial, or mixed-use properties, including maintenance, tenant relations, and financial activities.
· Serve as the first point of contact for tenants, addressing and resolving concerns promptly and professionally. Coordinate with maintenance and service teams to ensure timely issue resolution.
· Assist in the planning and coordination of property maintenance and repairs, ensuring work is completed according to standards and regulations. Inspect completed tasks to confirm quality and compliance.
· Assist in the collection of rent payments and ensure the enforcement of lease agreements and property rules. Support with delinquency management, including eviction paperwork and court processes.
· Represent the leasing office and the company, providing excellent customer service to residents and prospective tenants. Handle front-of-office tasks, including answering calls, greeting visitors, and assisting with inquiries.
· Process and enter purchase orders (P.O.s), approve purchases, and act as the liaison between the maintenance team and management.
· Assist in the development and execution of marketing strategies to advertise available properties and attract potential tenants. Conduct property tours, highlighting features and addressing prospective tenants’ questions.
· Conduct regular inspections of properties to ensure all spaces and facilities are in good working condition. Report any issues and follow up to ensure timely resolutions.
· Help in the preparation of reports on property status, including income, expenses, and maintenance activity. Ensure accurate tracking and documentation of property performance.
· Handle disputes between tenants and property management, working towards resolution in a timely, fair, and professional manner.
· Manage the leasing process, including verifying applicant information (income, landlord references, credit scores) and ensuring that applicants meet the necessary qualifications.
· Coordinate and schedule move-ins, completing necessary paperwork, issuing keys, permits, and other related items. Ensure deposits and first month’s rent are paid on time.· Maintain accurate records of all leases, tenant applications, and other property-related documentation. Ensure compliance with all company and regulatory requirements.
MINIMUM REQUIREMENTS
Education & Experience: High School Diploma, GED, or equivalent and 3-5 years of property management experience, or an equivalent mix of education and experience. Moderate experience with Property Management applications.
Language Skills: Ability to read and interpret documents such as customer correspondence and procedure manuals; ability to speak effectively, both in person and by telephone, to customers or employees of the organization.

The regular work schedule for this position is approximately 40 hours per week (Monday-Friday) and may require additional hours/overtime as necessary. Must regularly lift and/or move up to 20 pounds.
