About the Role
Thayer & Associates, a full-service property and community association management company, is seeking an experienced, hands-on Maintenance Manager to support one of our managed condominium communities. This is a full-time position ideal for someone who takes pride in keeping a property running smoothly, enjoys variety in their day-to-day work, and is comfortable interacting with residents, vendors, and Board members alike.
The Maintenance Manager is a Thayer & Associates employee who works on-site under the direction of the community's Portfolio Manager to keep the property well-maintained, safe, and compliant with the association's governing documents.
Key Responsibilities
- Report directly to the Portfolio Manager and serve as the on-site point of contact for maintenance matters.
- Conduct daily inspections of the property, flagging any conditions requiring repair or attention.
- Maintain common areas — entryways, lobbies, stairwells, hallways, laundry rooms, and pool areas — in clean, orderly condition.
- Perform general repairs including minor plumbing, painting, electrical, and door/hardware fixes.
- Troubleshoot plumbing, electrical, and mechanical issues and communicate findings to the Portfolio Manager before escalating to outside vendors.
- Assist the Portfolio Manager with scheduling, supervising, and coordinating outside contractors and vendors.
- Collaborate with the Portfolio Manager to develop and maintain a preventative maintenance program for major building systems.
- Monitor and record pool chemical levels; obtain Certified Pool Operator (CPO) certification and oversee pool/spa maintenance in partnership with a contracted pool service.
- Attend monthly Board meetings and the community's annual meeting.
- Remain available for on-call needs outside of standard hours.
What We're Looking For
- Experience in plumbing, HVAC, or general building maintenance preferred.
- Ability to perform physical tasks such as lifting, trash/recycling removal, and general labor.
- Strong interpersonal skills — comfortable working with residents, Board members, and management staff from diverse backgrounds.
- A trustworthy, dependable individual with strong character references.
- Clear, professional communication skills, both spoken and written.
Position Details
- Schedule: Full-time, 35-40 hours per week
- Reports to: Portfolio Manager

Pay: $31.00 - $35.00 per hour
