TrueStone Lending is an established private real estate lending company with capital, infrastructure, borrower relationships, and a proven ability to execute complex commercial and real estate-backed loans.
We are expanding into a new residential investor lending division focused on DSCR rental loans, residential transition loans, bridge loans, fix & flip loans, and select small-balance multifamily / mixed-use opportunities.
This is a rare opportunity to help build a new division inside a strong existing lending platform. The right person will have the energy of a builder, the discipline of a credit professional, and the capital markets knowledge to originate loans that can be sold, financed, aggregated, or otherwise institutionalized.
Role Description
TrueStone Lending is seeking a VP of Credit & Capital Markets to help build, lead, and scale our DSCR / RTL / residential investor lending platform.
This person will sit at the center of credit, product, pricing, underwriting, loan sale strategy, investor eligibility, and operational execution. The role is not simply to approve loans. The role is to help build a repeatable lending machine that produces strong, saleable, institutionally acceptable loans.
The ideal candidate has direct experience in DSCR, RTL, fix & flip, bridge, private lending, Non-QM, or business-purpose lending and understands how loans need to be structured from day one so they can fit buyer, aggregator, warehouse, or institutional investor requirements.
This is an excellent opportunity for someone who has been operating at a strong VP, Director, Senior Underwriter, Credit Manager, Secondary Markets, or Capital Markets level and is ready to take a larger seat.
Key Responsibilities

Help build TrueStone’s DSCR, RTL, fix & flip, bridge, and residential investor lending platform.

Develop and maintain credit guidelines, underwriting standards, pricing grids, rate sheets, valuation policies, exception frameworks, and approval processes.

Structure loan products that are attractive to borrowers while remaining saleable to institutional buyers, aggregators, private credit funds, warehouse lenders, and capital markets partners.

Evaluate loan scenarios across DSCR rental, bridge, fix & flip, rehab, ground-up, small-balance multifamily, and mixed-use collateral.

Determine which loans belong in a saleable/institutional bucket and which loans should remain in a TrueStone portfolio or special-situation bucket.

Build and manage relationships with loan buyers, aggregators, warehouse lenders, private credit funds, and other capital partners.

Assist in whole-loan sale execution, forward-flow discussions, data tapes, buyer conditions, trailing docs, post-close QC, and defect resolution.

Work closely with originations, underwriting, processing, closing, servicing, draw administration, legal, and ownership.

Create scalable workflows from initial scenario review through closing, post-close review, and loan sale.

Monitor credit quality, pricing, pull-through, funded volume, investor eligibility, exceptions, defects, delinquencies, extensions, and profitability.

Help recruit, train, and manage additional underwriters, processors, closers, QC/post-close staff, and secondary-marketing support as the division grows.
Qualifications

5+ years of direct experience in DSCR, RTL, fix & flip, bridge lending, private lending, residential investor lending, Non-QM, or business-purpose lending.

Strong understanding of loan saleability, buyer eligibility, investor guidelines, and institutional credit standards.

Experience underwriting or managing DSCR rental loans, bridge loans, fix & flip loans, rehab loans, or residential transition loans.

Familiarity with LTV, LTC, ARV, DSCR, FICO, borrower experience, reserves, rent schedules, rehab budgets, draw structures, exit strategies, and valuation review.

Ability to evaluate loans through both a credit lens and a capital markets lens.

Experience working with loan buyers, aggregators, warehouse lenders, private credit funds, or institutional capital partners.

Ability to help build guidelines, checklists, pricing logic, exception policies, and operational workflows.

Strong judgment around risk, documentation, valuation, borrower quality, and market conditions.

Entrepreneurial mindset with the desire to help build and own a major new business line.

Existing relationships with DSCR / RTL loan buyers, aggregators, capital providers, warehouse lenders, or secondary-market platforms.

Experience selling loans or preparing loans for sale to institutional buyers.

Experience with Toorak, Roc360, MAXEX, Kiavi, Lima One, CoreVest, Visio, RCN, Civic/FOA Commercial, Easy Street, Archwest, Arixa, Temple View, Dominion, or similar platforms.

Experience with post-close diligence, loan sale conditions, trailing docs, file defects, repurchase issues, or investor stipulations.

Experience creating or managing DSCR / RTL product matrices.

Experience with small-balance multifamily, mixed-use, or commercial-adjacent residential investor loans.

Experience building or managing a broker/TPO channel.
TrueStone expects to offer a competitive base salary in the range of $150,000–$175,000, depending on experience.
The role may also include performance-based upside and potential participation in the economics of the division, structured based on the candidate’s experience, relationships, responsibilities, and long-term contribution.
