About the Property
A premier luxury residential community of 1,000 units across 16 buildings, spanning 21 acres. Amenities include three swimming pools, a full gym, a community room, private beach access, a public park, and a public playground. This is a large, complex, union-staffed campus that requires a seasoned, hands-on, and highly organized operational leader.
Job Summary
We are seeking a dynamic and experienced working superintendent to lead the maintenance and day-to-day physical operations of our 21-acre campus. The ideal candidate manages a large unionized maintenance team, ensures the proper functioning of mechanical, electrical, plumbing, and HVAC systems across 16 buildings, and maintains full compliance with NYC and safety regulations. This is not a corporate, "suit-and-tie" facilities-manager role — it is a boots-on-the-ground, tools-in-hand leadership position that pairs deep technical expertise with strong people management. The superintendent drives facility excellence through proactive maintenance, sound judgment under pressure, and a consistent, safety-focused culture, keeping the community safe, efficient, and well maintained.
Key Responsibilities
Operational & Technical
- Oversee daily building operations across 16 buildings and 21 acres.
- Lead and supervise maintenance teams to ensure the timely completion of repair and maintenance tasks across plumbing, electrical, HVAC, carpentry, and general building systems.
- Oversee the troubleshooting and repair of complex mechanical, electrical, and plumbing systems, HVAC units, and related equipment.
- Ensure the proper operation and code compliance of boilers, pumps, pools, fire-suppression systems, elevators, and mechanical equipment.
- Interpret schematics, technical manuals, and equipment documentation to diagnose issues accurately.
- Conduct routine inspections of buildings, roofs, mechanical rooms, grounds, and amenities.
- Develop and implement preventive-maintenance procedures in accordance with safety regulations and industry standards.
- Manage seasonal operations, including snow removal, pool operations, beach access, and grounds maintenance.
Safety & Compliance
- Ensure compliance with OSHA standards and NYC building, FDNY, DOB, and HPD requirements through regular safety audits, training, and enforcement of protocols.
- Maintain detailed records of maintenance activity, inspections, safety incidents, and equipment performance.
- Track work orders, inventory, and maintenance history, ideally through a Computerized Maintenance Management System (CMMS) or comparable work-order platform.
Staff Leadership & Management
- Supervise a large, diverse union workforce, including porters, handymen, an assistant superintendent, groundskeepers, and pool staff.
- Train, coach, and evaluate staff performance.
- Foster a team-oriented, accountable, and safety-focused work culture, promoting continuous-improvement initiatives.
- Coordinate schedules, assignments, and emergency coverage.
Resident, Board & Project Management
- Maintain professional, responsive communication with residents.
- Work with management and the board on capital projects, repairs, and long-term planning.
- Coordinate capital and repair projects — managing scope, budgets, timelines, vendors, and resources effectively.
- Participate in board meetings as needed.
Emergency Response
- Serve as the primary on-site emergency responder for floods, power outages, fire alarms, storm events, and other urgent situations.
- Remain available for 24/7 emergency call-outs.
- Stabilize emergency conditions before contractors or additional staff arrive.
Required Qualifications
- Minimum 15 years of superintendent or resident-manager experience in a large NYC co-op or condominium.
- Proven supervisory experience managing large, unionized maintenance teams in a demanding environment.
- Strong, hands-on technical skills across all building trades, with practical experience in HVAC, electrical, and plumbing system repair.
- Deep knowledge of NYC building codes and FDNY, DOB, and HPD requirements, plus a strong understanding of OSHA safety standards.
- Mandatory FDNY Certificates of Fitness: S-12, S-13, P-95, and P-99.
- Experience using a CMMS or work-order system, with proficiency in Microsoft Office for reporting and documentation.
- Ability to read schematics, technical drawings, and troubleshooting guides.
- Excellent communication, leadership, and organizational skills, with the ability to work independently, make sound decisions under pressure, and prioritize effectively.
Preferred Qualifications
- Experience with multi-building campus environments (10+ buildings).
- Demonstrated project-management capability — planning and executing projects within scope and budget.
- Experience coordinating capital projects and vendor oversight.

All candidates must complete a written examination. Applicants scoring below 85% will not be considered.
Compensation & Benefits
- Salary: $130,000–$150,000, commensurate with experience.
- Housing: Two-bedroom apartment included, with utilities paid.
