The Maintenance Technician is responsible for performing a variety of skilled and semi-skilled labor, maintenance, cleaning, repair, and improvement tasks to ensure that all Housing Authority properties are safe, sanitary, functional, and well-maintained.
-Property Maintenance & Repairs
Perform general maintenance, cleaning, and repairs in residential units and common areas, including plumbing, electrical, HVAC, carpentry, drywall, painting, and flooring
Maintain grounds, including snow removal, landscaping, and debris removal
Complete work orders in a timely and professional manner
Perform preventative maintenance and property inspections
-Compliance & Safety
Ensure compliance with HUD regulations, local building codes, and safety standards
Follow OSHA safety procedures and use proper personal protective equipment (PPE)
Identify and report potential hazards or code violations
-Inventory & Documentation
Maintain accurate records of work performed
Track maintenance supplies and equipment
Assist with ordering materials and maintaining inventory levels
-Customer Service
Provide courteous and professional service to residents
Communicate effectively with residents regarding maintenance issues
Maintain confidentiality at all times
-Education & Experience
High school diploma or GED required
Minimum of 3 years of residential maintenance experience preferred
-Knowledge & Skills
Working knowledge of plumbing, electrical, HVAC, and general building systems
Ability to troubleshoot and repair appliances and systems
Ability to read and understand technical manuals and safety procedures
Basic computer skills for work order systems and reporting
Must be able to work independently with minimal supervision
-Work Requirements
Must have a valid driver’s license with acceptable driving record
Must pass pre-employment drug testing & criminal background check
Ability to lift up to 50 pounds regularly
Frequent bending, climbing, kneeling, and standing
Ability to work indoors and outdoors in varying weather conditions
Ability to climb ladders and work in confined spaces
-Work Schedule
Full-time position Monday through Friday
May require occasional evenings & weekends
Must participate in on-call rotation for emergency maintenance

Wage is negotiable and based on experience
