Job Overview
The Real Estate Analyst supports the Real Estate team across the full lifecycle of the firm's real estate portfolio, from ongoing data management and asset oversight to underwriting and modeling for new and existing deals. This role is the team's connective tissue for portfolio data, keeping reporting sources aligned and current, keeping asset plans and market perspective up to date, supporting fund-level accounting and compliance needs, and providing the analytical horsepower behind dispositions, new deals with existing partners, and other underwriting requests.
Typical Job Functions
Real Estate Data Management
- Own and maintain the Strategic Plan sheet as the team's primary source of truth for portfolio analysis.
- Pull together and reconcile data from property management, internal, and partner reporting sources into a single, consistent view.
- Keep the Strategic Plan sheet and other recurring reports current so asset analysis is always built on up-to-date information.
Asset Management Plans
- Keep existing asset management plans current as portfolio and market conditions evolve.
- Build short-form plans and updates for assets approaching disposition.
- Track broader market conditions independently, rather than relying solely on partner or broker input.
BV Fund Support
- Support fund audits and related documentation requests.
- Assist with quarterly financial reporting and annual meeting preparation for the fund.
- Help administer capital calls.
Disposition Underwriting
- Analyze IRR and return performance to support disposition decisions.
- Perform sell/hold analysis on portfolio assets.
- Provide due diligence support through the disposition process.
Financial Modeling
- Build and run financial models to evaluate new deals.
New Real Estate Deals with Existing Partners
- Provide underwriting and analytical support for new opportunities with existing partners, such as exit proposals and other deals that require internal underwriting.
Additional Responsibilities
- Support acquisition, development, financing, and leasing activity with financial analysis as needed.
- Research demographic and market trends to inform target markets and investment opportunities.
- Maintain supporting market data, such as lease rates, cap rates, and absorption trends.
- Prepare periodic reports for senior management on asset values, dispositions, acquisitions, and fund activity.
- Review letters of intent, leases, and purchase and sale agreements against pro forma models and business plans.
- Flag credit or exposure concerns senior leadership during underwriting and recommend ways to reduce risk.
- Coordinate with accounting, construction, leasing, and fund administration as needed to support accurate reporting and underwriting.
- Perform miscellaneous job-related duties as assigned.
Minimum Qualifications
- Bachelor's degree in finance, real estate, accounting, economics, business, or a related field, or an equivalent combination of education and experience.
- 1-3+ years of professional experience as an analyst, preferably in real estate, finance, or a related discipline.
- Strong financial literacy and familiarity with real estate return metrics (IRR, Cap Rate, Cash on Cash, NOI, ROI, Equity Multiple, Debt Yield, etc.).
- High proficiency with Microsoft Excel and the Microsoft Office Suite; experience building financial models required.
- Strong time management, critical thinking, and organizational skills with high attention to detail.
- Excellent verbal and written communication and interpersonal skills.
- Ability to work both independently and collaboratively, managing multiple priorities in a deadline-driven environment.
Preferred Qualifications
- Familiarity with real estate property management and accounting systems (e.g., Yardi) and underwriting software (e.g., ARGUS).
- Experience with fund-level reporting, audit support, or capital call processes.
- Experience manipulating and analyzing large data sets to produce concise visualizations and reports.
- Public accounting, commercial real estate, or investment banking experience.
