Job Overview
As a Field Agent, you will serve as the "eyes and ears" of our property management team. This dynamic role splits time between hands-on field operations—such as property showings, inspections, and vacancy visits—and vital administrative tasks like report preparation, key management, and digital tracking. You will work independently in the field while maintaining tight-knit coordination with the central leasing and management team to achieve occupancy goals and ensure 5-star customer service.

- Reports To: Assistant Property Manager / Leasing Manager
- Schedule: Full-time (Includes working every other Saturday for showings/open houses and participating in weekend after-hours maintenance phone coverage).
Key Responsibilities & TasksField Operations & Property Showings
- Showings & Tenant Relations: Coordinate and conduct scheduled property showings with prospective tenants, answer basic questions regarding leases and applications, and collect actionable feedback.
- Vacancy & Standards Management: Visit all vacant units at least once a week to ensure they meet show-quality standards, optimize rental sign placement, and verify lockbox functionality.
- Marketing Support: Record walk-through videos using the Zillow app and capture creative content for social media during field activities.
- Notice & Field Delivery: Post legal notices, deliver letters, and complete on-site property checks within required legal and company timelines.
Inspections & Administrative Support
- Property Inspections: Conduct move-in, move-out, vacancy, and annual inspections, generating highly accurate condition reports saved directly to property files.
- Tight Turnaround Times: Complete and share inspection reports with the Maintenance Manager and Assistant PM within 7 days of conducting the inspection (and no later than 2 days post-resident move-out).
- Logistics & Inventory: Handle key duplication, maintain a secure inventory system, and manage the prompt installation, tracking, and weekly retrieval of company lockboxes and signage.
- Digital Tools & Systems: Utilize core property management software—AppFolio, Lead Simple, and Google Drive—to log field activities, track metrics, and keep the team aligned.
Communication & Problem Solving
- Real-Time Field Communication: Maintain strict responsiveness by texting team members immediately upon arrival and departure at any field activity.
- The 1-3-1 Solution Method: Approach challenges proactively. When escalating an issue, come prepared with 1* clearly defined problem, 3* viable options, and 1 solid recommendation for the next step.
- Reputation Growth: Deliver exceptional service to secure at least one 5-star Google review per week, helping the company hit its 4.9 rating milestone.
Qualifications & Requirements
- Experience: Previous administrative experience combined with real estate or property management experience is highly preferred.
- Autonomy & Teamwork: A proven ability to work independently in the field without direct supervision, while remaining deeply collaborative and communicative with the office team.
- Attention to Detail: Highly organized, punctual, and reliable with a sharp eye for documenting property conditions accurately.
- Communication Skills: Stellar interpersonal and written communication skills for interacting with prospective tenants, residents, and internal managers.
- Tech-Savvy: Comfortable utilizing mobile apps and software platforms daily (experience with AppFolio, Lead Simple, or Zillow app is a major plus).
- Ideal Personality Profile: High compliance, analytical, and steady traits (DISC Profile: C, C/D, or C/S).
What Success Looks Like (Key Performance Indicators)
- Consistently hitting weekly targets for in-person showings and vacant unit inspections.
- Maintaining a 90% or higher success rate for retrieving lockboxes the week following a tenant move-in.
- Completing 90% or more of annual and move-in inspections strictly within company deadlines.
- Prompt internal communication response times and flawless logging of weekly field activities.

Pay: $24.00 - $26.00 per hour
