Job Summary
We are seeking a dynamic and proactive Property Manager to oversee a diverse multifamily residential portfolio located in the North Shore area. This role offers an exciting opportunity to lead with enthusiasm, drive occupancy growth, and foster positive resident relationships while maintaining operational excellence across all properties. This is not a traditional single-site property manager position. The Property Manager will oversee a portfolio of multifamily properties located throughout Chicago's North Shore and surrounding northern suburbs. The ideal candidate is highly organized, comfortable working independently, and enjoys balancing resident relations, property operations, vendor management, and financial oversight across multiple communities.
This role requires regular travel between properties and a hands-on approach to ensuring our communities are well-maintained, financially successful, and delivering an exceptional resident experience.
Responsibilities:
Property Operations & Facilities Management
- Manage day-to-day operations of multiple multifamily communities, ensuring high levels of resident satisfaction and operational efficiency.
- Oversee leasing activities, including lease or rental agreement management, tenant screening, and upselling available units to maximize occupancy rates.
- Conduct routine property inspections to ensure properties are clean, safe, and well-maintained.
- Walk properties regularly and identify maintenance, safety, or operational concerns.
- Coordinate and oversee vendors and contractors before, during, and after project completion.
- Work closely with maintenance staff to prioritize and complete work orders.
- Inspect vacant units and coordinate unit turns to ensure move-in readiness.
- Monitor property emergencies and assist with after-hours issues when necessary.
- Ensure compliance with company standards, local regulations, and property requirements.
Resident Relations
- Respond to resident concerns, work orders, and inquiries professionally and promptly.
- Coordinate resident move-ins and move-outs.
- Manage delinquency collections and issue required notices.
- Monitor renter's insurance compliance.
- Support resident retention initiatives and community engagement efforts.
- Conduct property showings and respond to leasing inquiries.
Owner & Client Relations
- Serve as a primary point of contact for property owners.
- Provide regular owner updates and property reports.
- Obtain bids and prepare recommendations for maintenance and capital improvement projects.
- Ensure owner concerns are addressed professionally and efficiently.
Financial Management
- Assist with annual budget preparation and forecasting.
- Monitor property performance and operating expenses.
- Collect rents and oversee delinquency management.
- Review and approve invoices and vendor payments.
- Analyze budget variances and implement corrective actions when needed.
- Perform regular collections and financial audits.
Qualifications
Required
- 3+ years of multifamily property management experience.
- Experience managing multiple properties or a property portfolio.
- Strong communication, organization, and problem-solving skills.
- Ability to manage competing priorities in a fast-paced environment.
- Ability to manage multiple properties efficiently while maintaining attention to detail.
- Effective conflict management skills to resolve resident issues amicably while maintaining policy adherence.
- Proficiency with property management software AppFolio and Google Workspace Space
- Valid driver's license and reliable transportation.
- Ability to travel regularly throughout Chicago's North Shore and surrounding suburbs.
Preferred
- Illinois Leasing Agent License (or willingness to obtain), Broker License preferred.
- Experience with budgeting, financial reporting, and owner communications.
- Knowledge of Fair Housing regulations and Illinois landlord-tenant laws.
- Spanish-speaking a plus, but not required.
