American Mortgage Investment Partners Management, LLC (“AMIP”) is an SEC registered investment advisor and vertically integrated operating platform specializing in distressed residential mortgages and alternative credit. Headquartered in Seal Beach, CA, with offices also in New York and Connecticut, AMIP employs over 50 mortgage and real estate professionals with specialized investing and asset management experience to acquire, manage and remediate non-performing (“NPL”) and sub-performing (“RPL”) residential whole loans and real estate owned (“REO”) properties throughout the United States.
Position Summary
The REO Repair/Renovation Specialist is responsible for managing the repair and renovation process for residential REO properties acquired through foreclosure. This role involves evaluating property conditions, developing and validating repair scopes, coordinating vendor activity, negotiating pricing, monitoring project execution, and ensuring projects are completed within approved timelines and budgets.
The ideal candidate possesses a strong understanding of residential construction, REO disposition strategies, and vendor management. Success in this role requires excellent organizational skills, attention to detail, cost-analysis capabilities, and the ability to manage multiple renovation projects simultaneously in a fast-paced environment.
Key Responsibilities
Property Evaluation & Scope Development
- Conduct detailed reviews of vacant residential REO properties to determine necessary repairs and improvements needed to maximize marketability and sale proceeds.
- Analyze inspection reports, broker price opinions (BPOs), contractor estimates, occupancy conditions, code violations, and property preservation reports.
- Develop comprehensive repair scopes that align with company rehabilitation standards, investor expectations, local market conditions, and disposition strategy.
- Identify health, safety, habitability, and compliance-related issues requiring immediate attention.
Bid Management & Vendor Coordination
- Solicit, review, compare, and validate repair bids from contractors, vendors, and service providers nationwide.
- Ensure bids are consistent with company pricing standards, approved repair guidelines, and market-appropriate costs.
- Negotiate pricing, timelines, and scope adjustments with vendors to achieve cost-effective project execution.
- Evaluate contractor performance, responsiveness, quality of work, and adherence to approved scopes.
Project Oversight & Construction Monitoring
- Monitor active renovation and repair projects from approval through completion.
- Track project timelines, milestone progress, budget adherence, and completion percentages.
- Coordinate with field inspectors, asset managers, preservation vendors, and real estate agents to verify work completion and quality standards.
- Resolve project delays, change orders, vendor disputes, permitting issues, and unforeseen repair conditions.
- Ensure timely completion of repairs to minimize holding costs and reduce market time.
Documentation & Reporting
- Maintain accurate project documentation, repair approvals, invoices, contractor communications, inspection results, and completion records.
- Submit repair packages, supporting documentation, and budget recommendations for management approval.
- Track and report on project status, outstanding repairs, vendor performance, and escalation items.
- Provide timely updates regarding property condition trends, recurring vendor issues, regional repair cost fluctuations, and operational concerns.
Compliance & Quality Control
- Ensure all repairs comply with company standards, local regulations, municipal requirements, and investor guidelines.
- Review invoices and supporting documentation prior to payment approval.
- Assist in maintaining quality control standards across all assigned renovation projects.
- Verify completion of work before final payment authorization.
Qualifications & Requirements
Experience
- Minimum of 2+ years of experience in REO asset management, residential renovations, construction management, property preservation, or real estate operations required.
- Previous experience managing residential repair or rehabilitation projects preferred.
- Experience reviewing contractor bids, scopes of work, and renovation estimates required.
- REO, foreclosure, property preservation, or distressed asset experience strongly preferred.
Technical Knowledge
- Strong understanding of residential construction, renovation processes, repair sequencing, and project coordination.
- Knowledge of repair pricing, labor/material costs, and vendor management practices.
- Ability to interpret inspection reports, contractor estimates, and repair scopes.

Education
- Bachelor’s degree preferred; equivalent industry experience may be considered in lieu of degree.

- Background in construction estimating, real estate valuation, or rehabilitation project management.
- Experience working within institutional real estate, mortgage servicing, or distressed asset environments.
Pay: $36.00 - $46.00 per hour
