Position Summary
The Project Manager position plans, leads, and coordinates all activities associated with the overall execution of a construction project in order to minimize risk and maximize return. Project Managers participate in the conceptual development of a construction project with the Preconstruction department and oversee the organization, scheduling and implementation of the project in order to achieve the common goals of the project team.
What You Will Be Doing in This Role:
- Collaboratively create and manage the milestone schedule for the client.
- Identify, qualify, and eliminate or minimize exposures to the client and project team.
- Participate in the development of project “Start Right” action items and responsibilities.
- Provide project coordination through communication with the project team and integration of the budget.
- Coach and mentor other project team members.
- Network with architects, engineers, owners, developers, and subcontractors in the community and assist in business development efforts to secure new work.
- Provide support and act as a resource for the Superintendent to ensure all project needs are addressed.
- Develop and communicate the scheduling plan with all parties involved to ensure execution as designed.
- Ensure the correct materials are identified, reviewed, and approved on time.
- Manage the submittal process and maintain accurate, up-to-date material delivery logs to ensure timely material delivery.
- Plan and coordinate all preconstruction meetings (general, city, and mini-construction meetings) to discuss inspections, communicate requirements, and manage expectations.
- Ensure positive cash flow and timely payment by all parties.
- Define, review, and manage the owner pay application process throughout the project.
- Manage the change request process to ensure accuracy and timely submission.
- Review and report all aspects of the construction project, including scheduling, preconstruction meetings, subcontract execution, submittals, material delivery, RFIs, change orders, cash flow, and start-up/close-out requirements.
What You Will Need For This Role:
- Bachelor’s Degree in Construction Management, Civil Engineering, or related field.
- Minimum of 10 years of experience in construction management or general contracting.
- Proficiency with Viewpoint, Procore, MS Project, and Microsoft Office.
- OSHA 10-Hour certification minimum and SWPPP training required.
- Ability and willingness to travel up to 30%.
