Property Manager
Department: Multifamily Operations
Reports To: Regional Manager / Director of Operations
Location: Cary, NC
Position Summary
The Property Manager is responsible for the overall leadership, financial performance, resident experience, and operational success of a multifamily community. This role oversees daily property operations, leads onsite team members, ensures compliance with company policies and industry regulations, and implements strategies that support occupancy, revenue growth, resident retention, and asset preservation. The Property Manager serves as the primary point of contact for residents, employees, vendors, and ownership representatives while fostering a positive and high-performing community environment.
Key ResponsibilitiesFinancial Management
- Develop and assist with annual operating budgets and monitor ongoing financial performance.
- Analyze monthly financial statements, occupancy reports, delinquency reports, and variance trends to identify opportunities and risks.
- Ensure timely collection of rent, fees, and other charges while maintaining compliance with company policies.
- Monitor expenses and approve invoices, purchase orders, and vendor bills for accuracy and budget compliance.
- Manage bad debt, concessions, vacancies, and delinquency to support property revenue goals.
- Prepare and submit required financial and operational reports within established deadlines.
Property Operations
- Oversee all day-to-day operations of the community, ensuring efficient and effective property management practices.
- Conduct routine inspections of apartment homes, common areas, amenities, and grounds to maintain curb appeal and asset value.
- Coordinate with maintenance staff to ensure timely completion of work orders, preventative maintenance programs, and capital improvement projects.
- Ensure vacant apartments are prepared and marketed according to company standards.
- Maintain accurate records, files, and documentation related to residents, vendors, and property operations.
Leasing and Marketing
- Lead leasing strategies designed to maximize occupancy and revenue performance.
- Monitor market conditions, competitor pricing, and industry trends to recommend rental rate adjustments and marketing initiatives.
- Review leasing performance metrics and coach team members on sales techniques, customer service, and closing strategies.
- Ensure all leases, renewals, and resident communications are completed accurately and timely.
- Support outreach efforts, resident events, and community engagement initiatives that enhance the property's reputation.
Resident Relations
- Deliver exceptional customer service and promote a positive resident experience.
- Address resident concerns, disputes, and service-related issues professionally and promptly.
- Manage resident retention programs and renewal efforts to achieve occupancy and retention objectives.
- Ensure lease provisions, community policies, and company standards are consistently enforced.
- Oversee move-in, transfer, and move-out processes to ensure accuracy and compliance.
Team Leadership
- Recruit, onboard, train, develop, and supervise onsite personnel.
- Establish performance expectations and provide ongoing coaching, feedback, and accountability.
- Conduct regular team meetings and ensure effective communication among departments.
- Promote a culture of professionalism, teamwork, accountability, and continuous improvement.
- Ensure proper staffing levels and scheduling to meet community needs.
Compliance and Risk Management
- Ensure compliance with Fair Housing laws, ADA requirements, landlord-tenant regulations, and all applicable federal, state, and local laws.
- Maintain compliance with company policies, safety standards, and operational procedures.
- Manage risk by ensuring required documentation, inspections, licenses, and vendor insurance certificates are maintained and current.
- Handle legal notices, lease violations, collections, and eviction processes in accordance with applicable laws and company guidelines.
- Support audits, inspections, and ownership reporting requirements as needed.
Owner and Vendor Relations
- Maintain positive relationships with property ownership groups, vendors, and service providers.
- Participate in property walks, ownership meetings, and operational reviews.
- Evaluate vendor performance, negotiate services when appropriate, and assist with contract management.
- Ensure vendors meet community standards for service quality, safety, and compliance.

QualificationsEducation & Experience
- High School Diploma or GED required; Associate's or Bachelor's degree preferred.
- Minimum of 3-5 years of multifamily property management experience.
- Previous supervisory or leadership experience strongly preferred.
- Experience managing property budgets, financial reporting, and occupancy performance.
Knowledge & Skills
- Strong understanding of multifamily operations, leasing, resident relations, and maintenance coordination.
- Proficiency with property management software, including Yardi, Entrata, or similar platforms.
- Working knowledge of Fair Housing regulations and landlord-tenant laws.
- Strong analytical, organizational, and problem-solving abilities.
- Excellent verbal and written communication skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Strong customer service and conflict-resolution skills.
- Proficiency in Microsoft Office Suite, including Excel, Word, Outlook, and Teams.
Additional Requirements
- Valid driver's license and reliable transportation.
- Ability to work occasional evenings, weekends, or on-call schedules as business needs require.
- Ability to walk the property, climb stairs, inspect units, and perform other physical activities associated with property operations.

Job Type: Full-time
Pay: $80,000.00 - $85,000.00 per year
