Maintenance Technician – Full-Time or Part-Time
Minnix Property Management is looking for a dependable and detail-oriented Maintenance Technician to help preserve the condition, safety, and functionality of our properties, as well as assist with getting units ready to lease.
The ideal candidate will have a practical mindset, strong attention to detail, and the ability to work independently while following all health and safety guidelines. This position requires someone who is reliable, hands-on, and willing to perform a variety of maintenance tasks including painting, HVAC, plumbing, electrical, appliance repair, and general property upkeep.

Responsibilities:
- Inspect buildings and perform repairs to ensure properties meet health and safety standards
- Perform basic electrical maintenance, including replacing light bulbs, sockets, and minor electrical repairs
- Perform plumbing repairs and maintenance
- Assist with HVAC maintenance and troubleshooting
- Repair and maintain appliances
- Inspect alarm systems and help schedule repairs when needed
- Complete general repairs such as fixing locks, replacing windows, painting, carpentry, and other maintenance tasks
- Prepare vacant units for leasing
- Maintain buildings, units, and common areas in good condition
- Complete other duties as assigned
- Assist with budget preparation and help ensure work stays within budget
Requirements:
- At least 1 year of property maintenance experience required
- Basic understanding of electrical, plumbing, HVAC, appliances, and general maintenance
- Working knowledge of tools, common appliances, and maintenance equipment
- Strong problem-solving skills
- Good physical condition and manual dexterity
- Ability to stand and walk for up to 8 hours
- Ability to lift moderately heavy items
- Willingness to be on call when needed
- High school diploma or equivalent preferred
- HVAC, building maintenance, or related certification is a plus but not required
