RESPONSIBILITIES:
-
Assist in the care of the grounds and snow removal.
- Maintain all tools in good working order.
- Relocate furniture for residents as needed.
- Maintain all Friendship Manor vehicles as directed.
- Pick up and deliver supplies and materials as needed.
- Receive and follow maintenance instructions from your supervisor.
- Perform routine maintenance and repair on the facility and equipment to include plumbing,
plastering, electrical, carpentry, mechanical, etc., as directed, in accordance with
established procedures.
- Replace burned out light bulbs, to include, exit lights, overhead lights, fluorescent lights,
room call lights, outdoor lights, apartment lights, etc., and perform cleaning duties wherever necessary.
- Service heating and cooling units/systems, as specified by the manufacturer, and in
compliance with established policies and procedures.
- Perform unscheduled maintenance tasks as directed.
- Set up and tear down tables and chairs for parties, meetings, etc.
- Assist residents locked out of their apartments.
- Respond to fire drills according to established policies and procedures.
- Write charge slips for chargeable duties (labor and parts) performed.
- Maintain the CONFIDENTIALITY of all resident information.
- Honor the residents’ personal and property rights.
- Check for permission to enter before entering a resident’s apartment.
EXPERIENCE:
Must have, as a minimum, six (6) months of related electrical, plumbing or carpentry experience.
SPECIFIC REQUIREMENTS:

Must possess a valid driver’s license and clear driving record.

Must be able to read, write, speak and understand the English language.

Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism.

Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public.

Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of the maintenance work areas.

Must be willing to work harmoniously with other personnel as well as be willing to handle residents based on whatever maturity level they are currently functioning.

Must have the ability to minimize waste of supplies, misuse of equipment, etc.

Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.

Must be able to follow written and oral instructions.

Must be able to relate information concerning a resident’s condition.
PHYSICAL AND SENSORY REQUIREMENTS:
(With or without the aid of mechanical devices.)

Must be able to move intermittently throughout the work day.

Must be able to speak the English language in an understandable manner.

Must be able to cope with the mental and emotional stress of the position.

Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately.

Must function independently and have flexibility, personal integrity and the ability to work effectively with the residents/personnel.

Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.

Must be able to lift, push, pull and move equipment, supplies, etc., in excess of fifty (50) pounds.

Must be able to assist in the evacuation of residents.
