Property Manager Job Summary
The Property Manager oversees all aspects of property operations to ensure high occupancy, strong financial performance, and resident satisfaction. This position supports corporate management by managing leasing, resident relations, maintenance, and collection functions while enforcing policies and maintaining compliance. The Property Manager is the primary liaison between corporate management, residents, and on-site staff, ensuring the property runs efficiently and profitably.
Responsibilities and Duties
Leasing & Resident Management
- Respond promptly to phone and in-person inquiries to generate prospective resident visits.
- Oversee leasing activities and conduct property tours as needed.
- Monitor leasing traffic through welcome cards, traffic logs, and leasing reports.
- Promote resident retention by contacting residents on renewal reports who have not yet renewed.
- Conduct periodic market surveys as requested to ensure competitive positioning.
Lease Administration
- Review lease information and applications, ensuring credit and reference checks are completed accurately.
- Conduct move-in inspections and ensure Welcome Packets are reviewed with new residents.
- Maintain accurate legal files and lease records.
- Input daily activity into daily and vacancy reports.
Resident Relations
- Assist residents with service requests and resolve problems related to rent payments, maintenance, or other concerns.
- Support community engagement by preparing promotional flyers and resident communications.
- Maintain positive relationships with residents to foster a welcoming community.
Accounting & Financial Management
- Collect, record, and deposit rental payments, application fees, security deposits, and other revenue.
- Maintain accurate account records and journals; make bank deposits as required.
- Assist corporate management with preparation of weekly and monthly reports.
- Support preparation of legal documentation for evictions, as necessary.
Property Operations
- Assist with the oversight of maintenance activities to ensure timely completion of work orders and quality service.
- Conduct regular property inspections to maintain presentation, safety, and compliance standards.
- Coordinate with corporate management over vendors and contractors for repairs, services, and capital projects.
Qualifications and Skills
- Strong attention to detail and accuracy.

- Effective written and verbal communication abilities.
- Ability to monitor tasks, information, and team performance efficiently.
- Strong problem identification, analysis, and decision-making skills.
- Proficiency in Yardi or other property management software is a plus.
Job Type: Full-time
Pay: $40,000.00 - $55,000.00 per year
